Another question is how guides know when you are checking in to a resort? Is it only when you are using your points? Do guides know when you are staying on a reservation booked on another members account? Do guides know that your are staying on say a RCI reservation? Thanks for the question and answer session.
 
Commission gates are quarterly and can change. More business means less commission since they expect you to write more business. Most sales company reward you for more business, Disney kinda keeps the extra. The bottom line is they will have to sell alot more Poly to make the same amount of money as when they sold VGF. Mickey will want a bigger cut.



What do you mean DVD overpaid you on VGF? And what do you mean about the "gates stink" for the Poly?
 
April is the trainer. I am not going to mention many names, just because, but in this case, it's a good thing and she is very well respected by DVC and the guides !!

I think you need to explain it in simpler terms for me. By commission gates do you mean that you receive a different commission amount or bonus if you achieve a commission gate within a certain date? Are there repercussions if you don't achieve a gate by a certain date?

You mention that Guides get the same commission regardless of resort. But are there different gates for different resorts?
 

each dept, SSR, telesales, Japan, Aulani and GCAL have their own pay structure

The more you sell per quarter, the higher the %% of the top sales. This is how every timeshare company in the world works. Disney is the only weird on that has quarter gates, most have monthly gates.

q1, sell 600,000 might make you $5,000
q2 sell 600,000 might make you $8,000

The more you sell, the higher that %% goes up

Again, there are minimums, You really have to stink to get fired, you will go broke first

yes, usually 50/50 so staying at DVC longer helps its free money for a guide with 20 years and 3000 members

Any insight re: HHI and 2042? There has been speculation that HHI will not be extended and may just shut down and be sold off in 2042.
 
Disney seems to publish different numbers depending what mood they are in.

How many members are there and how many memberships?

Do you know what the original projection (in years) was for selling all of Aulani? 480 villas is an awful lot of points to sell...

In general worse. The problem is most guides are in Orlando and we sold like 15% Aulani. I think like 10 more years !!!

Thanks for the info, it was great. For what it's worth, I've always felt that the guides were nothing but respectful and pleasant to deal with. Truth was, it was a while until I was in a good enough financial place to buy in. And was ready to buy direct from the guide on the Wonder earlier this year. I about went into complete shock when I realized that prices had risen to $165 per point and even though Disney was carrying their own paper the interest rates were crazy higher than I knew that I could do on my own. As a result I looked into resale and went that direction.

So the comment that Disney has nearly priced itself out of the marked really rung true with me.

(Might the guide steer sideways of a sale if their read of the prospect informed him/her that a purchase would be too difficult to carry by that prospect? Might the guide do similarly if they felt the prospect was an utter mis-fit for ownership?) I ask as we were, after a few minutes of small talk with sales staff from a certain non-DVC timeshare, immediately steered away from purchase. The salesman told us, "You wouldn't like it here." I'm not sure what he picked up in our chatter/small talk or what his intentions were ... but he wouldn't give us a tour. :confused3

And from my husband, "If DVC is Disney's best-kept-secret, what is DVC's best-kept-secret?" ;)

I second this question. Last year I called my guide from whom we had done two add ons at VGC plus a referral for a BLT purchase, looking for more VGC points. We only wanted about 100 more, but a sale is a sale, right? Nope.

He said to me, I know you bought resale VGC after the two from me, so why don't you just do that again. He refused to put me on the wait list.

First time I can ever recall (been DVC since 1993) ANYONE at Disney ever turning down $$ from a customer.
 
real simple, the guides want alot more restrictions, DVC is just trying to figure out legally what they can get away with. I am sure they will be more.
Thinking about buying more pts from my guide and he said about the same thing....that only direct buyers would get more of the benefits from DVC , not talking about the ones already there such as DCL, etc., they already know that's not a really good sale pitch for people to buy direct because of using so many points. So I have to agree with you that a change is coming . While resale is cheaper, I think it's going to come with more restrictions... than buying direct in the future.

What are the requirements for becoming a guide? How hard is it to get one of the guide jobs? My husband has been in sales for years ( never real estate or time share, though) and he thinks it might be a great move for him.

There is another thread with a rumor that DVC discounts for ticket media (specifically APs) may be going away. With 2015 only a few weeks away, are you aware of any major changes to Member benefits?
 
In most cases a sale is a sale, who are we to say you can't afford it. I sold to a married couple, both unemployed, it was no wonder they cancelled but I was not surprised LOL

DVC's best kept secret... hmm.. tough question...I dont want to tell you maybe a juicy one so I will give you a fun one, .I love when people say, " oh how nice it was that they called my room ". Well if they don't call within 2 years and you buy somewhere else, they get nothing :)

One, we don't sign a contract, 2 I am retired, 3 I am not disgruntled, just honest and have not told any TOP secret info, just basic stuff so who cares. I worked there over 15 years, just saw alot of things.
It'd be difficult to think DVC doesn't have a disclosure agreement of some sort. Being retired wouldn't protect one from possible action if violated. If it's not applicable, that's great but seems unlikely Disney would put themselves in this situation.
