ADVICE NEEDED PLEASE!

I made a reservation for xxxxxx (specific dates deleted…not allowed) I’m heartbroken but I’m going to have to cancel. I will probably not be going back for years. Should I put the points back in my account for this year, or should I try to sell the whole reservation? There’s so much going on right now that I’m not thinking clearly. I would appreciate any advice you’re ready to share. We’ve been members since 1993 and this has not happened in all those years, so I’m new at this…Thank you in advance.

I too am so sorry you’re having such problems.

Regarding the reservation, even though xxxxxx, it’s many nights, and there probably won’t be so many people wanting that long of a reservation. I’d just cancel it and leave the points in my account, and if getting close to banking deadline without being able to use them, I’d bank them.

First, I'm sorry for whatever chaos you are going through. I've definitely been there.

Second: You proably do not have to make any decisions right now today, so take a moment and breathe. It will help us if we knew the month your Use Year starts.
Our use year is February. I’m sorry to be so vague, but I recently lost my husband.
 

I am very sorry for your loss. I had delete the specifics so this didn’t get seeen as a rental offered.

IMO, just cancel it and offer the points for rent as you have a long time to grab things from now until end of your UY.

You can also bank them and if you plan to seek, sell with that.

With a February Use Year, this is probably not the most important thing on your plate. It can sit for a while. You don't have any "DVC deadlines" unitl September. So, my first suggestion is to not worry about this particular thing right this second, to give yourself the space to do other things. Speaking as someone who recently ended a marriage, one of those things could be to give yourself the space to grieve.

In the next month or so, you will want to cancel this reservation, and offer the points for rent. I will let others chime in on the easiest way to do that. If I were in your situation, I would not "do it myself", but would instead have a broker handle most of the details for me. I would get paid a little less that way, but in this situation I'd think that would be okay. Whatever you don't have committed renters for by the end of September can be banked into your 2026 UY.

I would not make any "longer term" decisions about what to do with these contracts right now. You have plenty of time. One common piece of advice I hear around the recovery tables: Don't make any big decisions for about the first year after a major change like this. It can take that long for me to wrap my head around what things mean.

One caveat: If your current reservation includes any banked points, you do want to try to rent those out for sure before the end of January '26. It's fine to take a little less for those if you have to. But again: None of this has to happen today. Today is for other things.
 
So sorry for your loss. If you rent the points or the reservation out then you will have to add that in when you do your taxes. If that's not a big issue for you then I'd shorten the resie to a week (maybe pick a much desired week in a studio, what's the home resort because, for example, I can easily book a standard view studio at BWV where I own and rent that out easy peasy). If you plan to definitely sell the contract soon then maybe just cancel and sell the fully loaded contract as that is very desirable. Best wishes and hugs to you!!

I would recommend calling someone over at the www.dvcresalemarket.com and asking them for guidance.
They can walk you through options on what to do with renting out a confirmed reservation, renting points, or selling contracts.
