I was a guide, no more, retired . Might be fun to take few questions if you have them, won't be around long. Anyone ?
 
Do the guides get paid more per point to sell the currently "for sale" properties than they do the older resorts? Long time rumor, never seen it confirmed.

Just wondering because of how many people post that various guides told them it was impossible to buy a classic resort instead of what's currently being pushed, even though in truth DVC sells all the resorts all the time.
 
no, all the same. The only reason a guide would push a new resort is availability, we know it's there

Was fort wilderness really supposed to happen? 2nd BLT? Yacht club?
 
guides are usually the last to know on new resorts. They don't tell us because its against Disney policy legally and they don't want you to focus on a resort that you can sell so its 2 fold

And of those, how often do they come back and complete a direct purchase later?
 
One other question- do you have any insight into the ROFR/waitlist process? It seems so random sometimes what gets reported as being bought back versus what goes through, even to the point of people reporting they are wait listed direct for the same resort/points/UY as people whose resale contract just passed ROFR, posting here on the same day. ???
 
yeah that's because as far as they guides are concerned, the people doing it are idiots LOL. There is a BIG wait list for most sold out resorts and they buy back very few. That is why we sell developer resorts :)

In your opinion, why doesn't DVC do a better job managing after the sale.

Rooms not cleaned properly, cleaning schedules missed, refurb schedules too far apart, website issues, long telephone hold times, the flop of a Thanksgiving Dinner that they just had.

Seems like there is a big separation between DVD and DVC even though the same executive is in charge of both.

Honestly , I don't think DVC is a top priority for Disney on a big scale.

How many guides are there, how many work from home, how many at SSR, how many in Celebration?

Why doesn't DVD let the members know about the sales centers at the different resorts?

What is the average pay treatment for a guide, commissions, bonuses?

How many sales are you expected to make?
