Closing Time!

Just my opinion I would probably call just to get an update. I think it is crazy that it takes that long for a seller to send papers back. I had to get mine notarized and so did the seller (i took a loan) and had them overnighted the next day. The seller did the same. I would call. Just the point that it is taking over 10 days at least to get Disney to set up the account (I am on day 13 on waiting) you want this to get a move on. I am past the 6 month time frame of where i want to book so that is a bummer. we will see what happens...
You were right. I called and Sellers docs were returned Tuesday.

I called Mason today. The sellers docs were returned Tuesday. I guess I should have checked Tuesday, but an automated notice would be nice.

I wired funds and it looks like we’ll be closing next week.

In order to link DVC membership to their profile in MDE and to access the member website to view/download/print the temporary membership card (if needed), each person will need a discrete email address to use when logging into the member website. Then any of them can book, pay dues, check availability, do whatever on the member website. In many families, one person takes charge and performs all those functions. In our family, that’s me, but DH has his own login.
It will be me. My wife and I basically share an email.

I’m sorry I know people have asked about this already but this is our first resale contract and wiring so much money freaks me out. How are we supposed to find the phone number to use when wiring?
The important thing to do is NOT use any phone numbers you received with that wiring instruction email (or another) email. Call your Agent/Broker for the Escrow contact phone, or check the website online for example, but use an independently acquired phone number since Scammers try to get you to call their "fake" phone number to confirm Wiring Instructions. Most people say to acquire the number from two sources. Then call Escrow and ask them to confirm what numbers you have. Escrow will expect that call, so don't feel shy about it. FWIW I typically send my deposit by wire (instead of credit card) in order to "test" the wiring instructions with the smaller amount of money, knowing the second wire for the balance will go to the same account. Feel free to follow up to assure it was received, that will not surprise Escrow either ;)

Thank you so much!! This is so nerve wracking, almost makes it worth it to buy direct 😂. I’m sorry for all the questions, but I saw comments about wiring from the banks side as well. Does wiring the money require you to contact the bank as well? I figured this sort worked like a direct deposit from my account to the title company but maybe not?

Call your Title Company from a phone number that you are able to research and find ..ideally direct from their website. Ask for their routing number and account number confirmation for the transaction.

You can then either go online or go in person to your bank, let them know you want to make a wire, and give them the information. They will likely ask for some additional information like name of the recipient. All of that should be obtainable from your title company.

It is kind of stressful but as long as you are running a check with the title company directly - you should be good to go.

I was not aware of that

Once I set up my account I will have to contact member services so my wife and daughter can also.
I should clarify that since this is your first contract and resale, you won't be eligible for Membership Extras (discounts). If you do add on direct later and do become eligible, then everything will be in place. They will need to provide a separate email address, and create their own MDE account (one-time only process). Then, they can set up access to the DVC dashboard, and also add their virtual card to their Apple or Android phone wallet. That will show either DVC-ND or DVC-Y for discounts.

So, my parents are the ones who bought our first contract - their names are on the deed. But we used MY email address (specifically my Disney account email address) so when I look at my Disney membership pass, my name also has DVC member on it (but it indicates that we are Not Direct).

Once we created our membership account, we added my and my sister's names as Associate Members...essentially we can book rooms through our own accounts but that's about it. Interestingly enough, we were also able to get the 20% off DVC discount when we used mobile ordering in DisneyWorld back in January.

Just some info on what happens when the contracts are essentially shared by family members!!

Did I read somewhere that existing members saw their new contract on their dashboard before they got an email? Curious as to how that works?? I've been constantly refreshing my inbox waiting for my Disney email!!

Your bank may well have an online Wiring function, or you can physically go into your bank to have the funds Wired from your account (what I think you mean by the bank side). A good banker will help you double check the phone number and wiring instructions, but in case you get a lazy banker, you should check the wire instructions. Wiring is a specific type of funds transfer which goes to Escrow the same day (assuming you send it in the morning, from the US) and is typically unable to be retrieved if it went to a fake account.

If it makes you feel any better there are 14 - 19 million domestic wires per month & the average value of a wire transfer is over 5 million $.
I personally prefer to go to my bank because then there are two sets of eyes verifying the account/routing numbers. The banker types the info. then I carefully verify that the information is correct.
When you get your closing documents they will include wiring instructions. Once you have those call your title company & confirm the information in the instructions - especially the routing number. If you’ve already had phone contact w/ the title company you can use that number to call & verify the info. since you know it’s legit, in my case I’d had a few conversations w/ Cammy about why the sellers documents were taking so long, so I had the title co.s no. on speed dial 😂.
Wiring does cost some money - my bank charges $30 for domestic wires.

This was true for me twice. Only got an email for my first purchase as a new member.

I wired my funds today. I went to the bank, it took very little time, and as posted above…I like the second set of eyes, and then my set of eyes again, and because the bank does a printout, I was able yo double and triple check.

I wired the funds at 1:30PM and had a confirmation email from Mason at 4PM.

I forgot I had the wire instructions at the bottom of the email, so I called and asked Mason to resend. The sent a password protected email (password sent separately) and that was a useful cross check both sets of details were the same.

I understand it’s stressful, it’s also straight forward if you go to the bank

Not sure if anyone has dealt with this before but if a seller’s closing docs aren’t received by the closing company by the closing date even if they were mailed before the closing date would the buyer be able to back out of the contract if they want to?

You need to read your own docs closely...almost every timeshare/DVC contract I have seen in the last 10 years only creates a vague obligation to try to close by the prescribed closing date. There are almost always a number of different clauses permitting the date to be extended for any number of reasons (such that I find it nearly pointless to have one included).

It's not impossible your contract is tighter....but I would be surprised. These contracts are all VERY seller/agent friendly, with no real penalties for them dragging their feet endlessly or any number of infractions. Yet buyers have their deposit at risk for almost any deviation.
