what is reselling?

Is going though disney better or should one try to find some one selling theres? Or any sites.
 
There is a link to one of the resellers on the banner. A google search will show up a bunch of others.

As to which is better, it depends on what you want. If you are looking for an older resort as home, resale can save you quite a chunk of change, but you'll have a closer expiration date. If you are looking for a very easy process, Disney makes buying from them very attractive.
 
It depends on the resort you want, the number of points you are looking to buy, etc.

When buying resale, you are not restricted to buying in with a minimum # of points. Through Disney, it is 160.

The newer resorts are available primarily through Disney. While you may find a few contracts for BLT right now on the resale market, it will be cheaper and easier to just buy direct through Disney (ie: with a 200 point contract, you can get it for $96.00 per point--providing you have a member referral).

Some of the resorts are much cheaper through resale. Right now, SSR seems to be the best deal out there as you can get it around $68 - $75 per point, it doesn't expire until 2054 and the MF's are fairly low.

Of course, most will tell you that you should buy where you want to stay. Owners get a to book reservations at their home resort 11 months in advance. At 7 months, reservations open up for all owners at all the resorts. Many owners book a room at their home resort at the 11 month mark and then call at 7 months to change resorts if they want. If it is available, they are able to. If not, then they end up at their home resort. That is why you want to be happy with your resort.

If you can't make reservations more than 7 months in advance, then home resort is not really important and buying a resale contract to save money is the best bet!

I have used the Time Share Store and they are wonderful. I have also heard great things about all the others--although I believe that GMAC has the highest costs. But I have heard that owners who used them just took that into consideration when making an offer.

well we want to do dl this year an wdw next if we bough in to ssr can we still use them anywhere or only ssr?
 

ok so if i bought 50points. then you get 50points every year? (i had looked at Disney but maybe reselling is better.) dose any one have a place to look at how many points it costs to stay each night
 
Yes, if you purchase a 50 point contract, you will get 50 points every year. There is a points chart at the top of the page. You can click on that to get an idea of how many points per year you would need for the type of room you would want.

You can bank and borrow points if you are not planning on a every year visit. Some will buy a small contract and go every 3 years to maximize points. So, those 50 points would give a member 150 points to use.

I started with a small 50 point contract with the plan to add on more next summer. Unfortunately, I was so excited to be a member that I ended up adding on at BLT within a week. Now own 180 points!!!!
 
ya see if i can buy 50-80 an bowwow next year to make 100points when in wdw. that could work. is there financing still? how much is it about
 
If you contact one of the resale brokers, they can fill you in on financing options that are available. I believe there is a company or two that does it for DVC. However the rates are high (at least 11%) so if you have other options, like a home equity, it might be better for you.

Even through Disney, the preferred rate is 10.25%. A 50 - 80 point contract would work if you are looking for 100 points for your trip to WDW next year. The small contracts go fast so you might want to contact the different resale brokers and ask to be put on their email lists. They will send you the new listings. I get one from the TSS every day.

Resale takes about 4 - 8 weeks from offer to close. Once you put in an offer, the contract goes to Disney. They have Right of First Refusal (ROFR), meaning if they don't like the terms, they could step in and buy the contract. YOu can look at the ROFR thread on these boards to get an idea of what is currently passing these days.
