What are your thoughts on future AKV dues? For a new and large resort, they seem a little high. Do you think AKV will be higher than other resorts as it ages? And if so, why? Animals?

Actually, I think AKV dues are fairly low compared to the other WDW DVC resorts that are attached to a deluxe resort. Look at the dues for BWV/VWL and BCV.

I don't know if there is a subsidy on dues right now at AKV. It would certainly seem that the upkeep of the animals would be a cost that no other DVC resort has to share in and thus it would make sense that the dues will eventually be higher there. Also, the main pool area for the DVC part is going to be fairly elaborate and it will have its own registration desk. All of those would suggest the potential for higher dues long term but that's a pure guess from me. :confused3
 
It's looking good next to my BWV dues. AKV dues increased by less than 2% this year, BWV increased by just less that 4%...but I love BWV. It's worth every penny.
 
I wonder if the maintenance issues at BWV are why they have high dues and big increases? I know they had to totally redo pipes there after about only 10 years, and there was some sort of issue with the exterior materials as well.

Yup, that's probably why BWV doesn't yet have HDTVs. Or coffee tables in the studios. I think they shot their remaining wad on the new sofas. I love BWV, but with the highest dues on site, I'd sure like to see it brought up to level with the newer resorts.

Someone did an analysis and BWV actually has very similar dues to BCV - when you adjust for the standard view rooms. The standard view rooms are fewer points per night - i.e. fewer dues coming from those rooms.

BCV has SAB and BWV has the Boardwalk to maintain.

Everyone has recently seem to have gone up about $.20 a point - some a little more, some a little less.

I would be surprised if BWV owners have to pay to maintain the Boardwalk. If they do, then I want a piece of the revenue the Boardwalk generates (from the games, carts, surrey rentals, stores, clubs, etc.). My understanding is that the Boardwalk area is s separate entity, more similar to the DD area than a resort. I could be wrong, but it still seems like we should get a percentage of the revenue the area generates if we have to help pay for upkeep.


I believe the main reason the BWV dues are higher than the BCV is that the BWV make up a higher percentage of the BWV/BWI complex than does the BCV of the BC/YC/BCV complex. My understanding is that the DVC resorts pay a percentage of the common operating expenses.
