Yes but the ROI. I have not done the math, but if they rented those points for a few years, the return on investment would be something like 3 years.
If you’re charging $20/pt it’s more like 6 years after dues, and that’s not even factoring in paying taxes on that rental income. And all that effort to rent out 1000 points, no thanks. I’d rather buy a smaller contract and invest the remainder somewhere else.

For those who have done lowball offers and got accepted, have those listings been on the market for awhile or are they somewhat new?

Edit added question - Then how many contracts did you try before your offer got accepted? And how long did it take you?
the ones I submitted were mostly new (less then 2 month) and I sent like 6 before mine was accepted

Sure you could rent the points but even so.. like the other poster said the amount of effort to rent out the thousand points and then again I say 9,000 dollars right now, Aulani dues 2 years ago were 8.35, they're currently 9.14. For him that's an increase in dues minimum of 800 dollars every 2 years.. That increase in dues for the next 39 years on a beach property like Aulani is going to hit hard. I love Aulani and I think it's a great option for SAP but 1k of it? All under one contract? I have a hard time seeing how it ends up well unless has the funds and plans to use the majority of his points himself then you can argue for the value of the vacations but yeah..

Woohoo!! Just heard back on ROFR. We stayed at CCV the first time this September on rented DVC points and loved it! After that trip we decided to become members. So excited to have this step behind us.
 
So we really don't need points unless we want to stay in 1bdrms and 2 bdrms. But after I keep telling my husband about the deals some people are getting I just got the go ahead for more points. I'll be looking for a unicorn BCV contract, none out there right now, but the hunt is on.
I'm not in super need for this next year but definitely want more SAP points so being super picky with an SSR contract.

Good luck! We weren't really in the market for points either, but after seeing on the great deals and telling my wife about it she said that if I can find one for $75pp at a resort we like then let's get it. A month later we've since closed on that BRV contract and just waiting for the points to load into our account!

Valid points made by you and the poster above. I asked the purchaser if there were any banked points just to run out the math, but I agree with what you are saying. I presently have 300 BWV points and I am in the closing process with 3 AKL contracts with a few more to go to total out at roughly 1200 points. I will be doing a lot of rentals going forward, but I have spread the out use years for just those negatives. Two weeks ago, I was fairly close to buying 900 points from one owner spread out over 6 contracts. While this would have been a one and done purchase, in retrospect, I am glad it didn't work out. All the contracts had the same use year, and 900 points all at one time every year would have proved to be a PITA to rent out.

So what were the stats? 1000 Aulani contract at $63 per point...but is it 0/22, 0/23, 1000/24 or no points til 2025? or free points in 2022 and full points 23 and beyond, that makes a huge difference if this is a UNICORN deal or just so so, etc.
