I've combined the Fidelity (Fid) and DVCResalemarket (DRM) average sales cost for March, with the instant sale and broker estimates from DRM. And I've added a calculation of the cost of the direct member's benefits (150 points * difference between direct and instant sale price). I know that the direct member benefits include more than just a 10% discount, but hopefully it might shame Disney to improve/reinstate the benefits. Of course, if you can get an incentive from Disney, and are not willing to negotiate for the cheapest deal on the resale market - then the Card will cost you less - maybe even less than 10K!

So what were the stats? 1000 Aulani contract at $63 per point...but is it 0/22, 0/23, 1000/24 or no points til 2025? or free points in 2022 and full points 23 and beyond, that makes a huge difference if this is a UNICORN deal or just so so, etc.
I don't think any 500+ pt contract (especially one for Aulani since that resort will never sell out) could be considered a unicorn deal at any price. I just don't want that dues commitment, plus it would be super difficult/impossible to offload (as is the case right now).

The disparity is CRAZY. But even still. I think for most new people, the resale market is still largely unknown and Disney really targets people's hearts and emotions with their marketing campaign. Financial breakdowns like this is probably extremely dangerous for direct guides. I can't imagine their frustrations with the lack of perks and benefits they can offer to prospective customers. Even MLM is such a joke, when getting in is like winning the lottery. It will definitely be interesting how the direct market plays out going forward with so many new resorts coming online.

That loaded SSR at $68 looks way better though. That is the new high bar that all others will be measured by........ While I don't have a desire to own at SSR, this is giving me pause. If they rent out all 3 sets of first points (at a low $15pp) and included closing costs and 24' maint. fees. That is like $31 pp. WOW!!!

Did he really? What did he say to you? I'm kinda curious about broker scoldings that I'm hearing more of these days. I just can't imagine why they would be rude to potential returning customers. Makes no sense.

Yeahhh this contract is significantly better than the huge AUL contract. 10.1 per points vs 10.9 on a smaller contract on WDW property. Easier resale value.
 
This is so close to the contract I made an offer on, different UY but also 500 pts / 250 / 250 - I offered $88 and broker essentially told me I was an idiot.
I got a bite at $84 this week for an identically appointed SSR contract with a different UY. I offered between $76 and $84 on 11 contracts across 5 sites and only got support from the brokers. Whoever called you an idiot is not worth your effort. I’d love for you to name and shame .

The broker told me that members are mostly not in hardship or rush and would not give their membership away, that my offer was $30+ below listing and if I was that seller and had that listing for for sale I surely wouldn't come down that far. The broker said that my offer would not get a good response and that they don't see listings selling here that low. This was all in the context of not telling me whether my offer had really been presented or not - the broker's email to me was that the seller had responded with a counter of $117/pt but as it turns out that was a counter to someone else's offer, not to mine.
