New Incentives

Hi All,

Quick Question. I am looking to purchasing at BLT and I have not found any incentives that waive closing costs from Disney. For those that got closing costs waived, did you negotiate the closing costs or do you need to hit a certain point threshold.

Any insight?

I didn't pay any closing costs.
I paid the rate of 350 points x $16 per point =$33,600. No other charges. And I was able to put it all on my Marriott Visa.

If you are a current owner there are no closing costs if you are a new member I believe Disney splits the costs with you. There is no negotiation with Disney you get what they currently have you either do it or you don't. If you buy resale then you can negotiate.
 
Correct, the min add-on for the Visa AP's is 100 points (I talked to my guide this afternoon) and you need the 15% downpayment..

If I'm calculating this correct, with banking and borrowing (and a unrealistic 7 month booking assumption and the 2009 points chart)

You would "only" :goodvibes have enough points to stay (every 3 years) in a BWV Boardwalk view studio...

although if that stay included your use year change you might be able to extend that stay from a measily 2 quarters to nearly 3 quarters stay (every 4 years) in a BWV Boardwalk View studio 4/12/09 - 12/31/09 :woohoo:

My personal "quarters" would be just quarters of a month!
 
... As a current member... Also, what about closing costs? Any idea if Disney picks up all the closing costs where you split 100 points into two separate 50 point contracts? Would that depend on whether the two contracts are for the same resort, or two different resorts? :confused3

Well, technically, DVC rolls the buyer's/borrower's portion of their closing costs into the loan but it's such a minimal amount ($300) that it's not going to have much effect on your overall payment.

I think we may be talking apples and oranges here. Just to clarify, Uferlives was asking about closing costs from the perpective of being a current member. Disney picks up the closing costs if you are already a member, so it won't have any effect on the payment. ;)
 
Doing the calculations for a 100 point add-on at AKV, it seems as if the Disney Visa promo is a better value than the point reduction. Am I doing this correctly (my numbers seem to contradict some earlier posts)?

100 points at $112 (-$16) = $9600
100 points at $112 (-$10) = $10,200 - $784 (value of two APs) = $9416

If I am calculating this correctly, I have two more questions: could such a purchase (using the Disney Visa promo) be split into two 50 point contracts, and still receive the incentives? And are all use years still available at AKV?

Off topic, but you may want to consider getting a new guide. When we bought GCV while at DL, we switched guides from one that was less responsive, to a local guide that is incredible (she calls US!)...and even before we had (finally) bought into DVC.

We had serious issues with our guide and wanted to switch but were told we couldn't. The guide had told us it would be "our loss not there's" if we did not buy DVC. We had gotten our private contract papers sent to another customer while we received theirs. I was furious and concerned about identity theft. That was when i told her i was thinking about not following through with DVC. She had a lovely attitude.

In that situation, you are correct. The AP deal is better but you have to put down a bigger down payment (15% vs. 10%). If that is not an issue, then I would go for the AP's!!

OUCH! From what I've been told all you have to do is call a supervisor at member services (or maybe call the DVC QA number?) and ask for a new guide. That NEVER should have been allowed to happen!!!

In all fairness, we do not know who placed the papers in a wrong envelope. Typically, with valid reasons many have switched guides. Be sure you make your request of a guide manager, this would not be for Member Services nor QA.

Good points, sorry for wrong info before. However, if there were attitude issues or problems with a lack of contact I think that might still be a valid reason for a guide switch. Maybe it's a bigger deal than some others lead me to believe? :confused3
 
It's possible i made the request to the wrong person. We never received an apology from our Rep. but DVC did make good (?) on my freaking out. Of course i had to fire off e-mails and several phone calls. I even called the person whose paperwork we received. They had received our paperwork and were not happy either. No surprise there. I shredded every copy of their paperwork for safety reasons. Not sure how they disposed of ours. if we ever consider purchasing again we will NOT if we have to use the same rep. And as she told me "that will be our loss not theirs".

If you want to buy a sold out resort like BCV you may have to wait if they don't currently have the UY you want available but from what I've heard it generally doesn't take longer than a few weeks, they'll just exercise ROFR on a contract that comes through with the UY you want and then turn around and sell it to you.

According to my guide, December UY is not available at AKV- at least not for Kidani. You can get Jambo House December UY- but no Kidani incentives then. Just the straight $112 point price. :scared1: Whether or not this is true, I don't know. Maybe it's a really popular UY? I only asked for December or October- he tried to sell me hard on February, but I wouldn't budge.

He also told me today that there was 1200 points left showing for October UY. I took some of those off his hands...:thumbsup2
