never thought I'd be asking...3BR SSR/treehouse questions

My DH and I have a grand plan to take all of our family on a WDW trip in 2021. AS OF now there will be 8 adults, 1 child (4), and one 2 year old who could fit in a pack and play.
I was originally planning on a 2 BR--one for us, one for my oldest and her husband and kids, and the living area for my daughter and son (one could use sofa bed and we would need one of the resorts with a chair bed or whatever--they will be 26 and 23). Right now, though, both are in relationships and it is a real possibility we would include her boyfriend and his girlfriend.
This means a 3BR or a treehouse. Our points are at SSR and I'm guessing the 3 BR go quickly everywhere, right? So we should focus on the home resort. With the points we have, we could get 6 nights in a treehouse or 3 nights in the villa--but then which of the "dating" couples gets the bunk beds? We may get another 100 resale points but no guarantee on that. Arrggghhh.
Any other suggestions besides my favorite "to heck with it, dad and I are taking another cruise"?
 
As many who have posted here, often their guest drop out at the last minute. Unless you are 100% sure no one will bail out I would't tie up all the points in a GV. I would go with a 1 BR plus 2 studios or a 2BR and a studio. That way you could drop a unit if needed, and you will have more space if everyone makes it. And 'spend' less points than a GV. Depending on when you are going, an OKW GV is a real points saver. Just be ready to grab one at 8 am the morning of the 7 month window. Sounds like a great trip, hope all goes well.

The treehouse bunk beds are small. Really small. A normal size adult is not going to fit comfortably in one. We stayed in a treehouse last year with my sister and her husband so we didn’t need the bunk beds but I attempted to sleep with in a lower bunk one night when my husband wasn’t feeling well. I would not attempt to put adults in those beds for a week and I wouldn’t try to fit 8 adults plus 2 children in a treehouse even though you technically fit. There are only 2 bathrooms, one of which is only accessible by passing thru the master bedroom. For 8 adults. No. Just noooooo!

But 2021 is a long time away. Things happen. Relationships break up. New ones form. Babies are born. New jobs keep people from traveling. A lot can change. Maybe you’ll acquire more points, making a GV a bigger possibility. That would definitely be a grand trip.

I'd book a 2-bedroom then add on a studio or two as plans evolve. Eight adults, one kid and a toddler in a 2-bedroom is not very relaxing IMO for anything longer than a couple of nights, even in one with three bathrooms, except maybe at OKW.

I've read a TH without a car is difficult.
My oldest (the one with kids) is living in Pensacola; she drove to WDW in March with my oldest grandson (younger won was just born a month ago) so we would have her SUV/van if needed for some of us. Her husband is a Marine and couldn't go then due to training, which may happen again, but she is able to get military tickets which is a big savings.

This is 2 years away, but just spitballing things at this point. I would really like to try OKW sometime due to room size and this might be the time; they usually have 7 month availability.

Could her husband be restationed by then? We have a large family that is now marrying and growing and I agree at this stage I'd go with a one or two bedroom and then either one or two studios instead of all being in one. Disney can bring out the best/worst of people and sometimes a little more space from each other is great. If somebody is not feeling well etc.,they can have a quiet place to rest. You'll still have space to gather and plenty of time to be together.
 
With 8 adults there's no way I'd book a 2BR only. Book the 2BR and some studios or the 3BR, whichever is cheaper.

We traveled with a party of 12 last summer (8 adults and 4 kids). We stayed at OKW in a 2BR (my family of 4) and three studios. We are the ones who own the DVC points and always stay in a 2BR, so that's why we had the 2BR to ourselves. The rest of the families were happy to have a free room, so they each stayed in studios. Everyone had their own space and it worked out well.

As for my son in law being restationed, it is a possibility but he is in a 2 year training program that is running long so he should still be where they are now.
I just want to have my ideas ready when it is time to book in July 2020 for SSR or 11/20 for anywhere else.

Maybe you can get a points transfer from another member so that you’ll have enough to book a 2BR + a studio, or a GV?

Or you could rent your points out and then use that money (plus some) to rent a GV at OKW?

Not impossible, but it is difficult. Definitely would not stay at a THV without my own car. Keep in mind that the rules also say you can only park 1 car at the THV and any additional vehicles have to be parked at the Grandstand. However there were plenty of open parking spaces all around the THV's.

Agreed. They would be okay for a small adult though. We were able to put a Queen blowup mattress in the bunk room. It was tight, but it fit.

We book 3 bedroom grand villas most of the time since we usually travel with another family. They are not as difficult to book as studios on average, though still difficult during the usual high demand times. However, the issue with booking Grand Villas is that there are relatively few of them, so if a couple members randomly decide to go on the days you want to go, you can get shut out.

Another thing to keep in mind is that the Treehouse is only 1074 sq feet, smaller than most 2 bedroom villas, less than half the size of an average GV. It's the main reason why we've never tried to stay in one.

Why didn't I think of that!? I have treehouse for Wine and Dine Half weekend, and so far it's just me. Too late to book anything else with points. Might have to cancell and stay cash.
