Ok I got it! Another question, did you have to pay annual dues for 2022? What about 2023?
You do not pay dues for 2022. Dues are prorated for the year based on the day you sign. There’s about 4 months of the year left in 2023 so you will pay about 1/3 of the annual dues for 2023 if you signed today. 2022 you would receive without paying for the dues.

To clarify for future understanding, dues are assessed and paid on a calendar year basis and have no relationship to UY. They cover operations and maintenance of the resort during the calendar year. So direct buyers pay dues for the calendar year in which they buy, prorated from the date they sign the purchase contract, no matter what UY they buy.

When buying resale, who pays which calendar year's dues is negotiable, and UY may come into play there.

Hi!

We’re looking into buying into DVC for the first time and exploring a few options. We’ve decided that we do want to buy some direct VGF points, but trying to decide on the amount of points. Here are our options:

200 direct VGF
or
150 direct VGF and buying a smaller 50-100 contract resale SSR

The price per point at 175 VGF direct with the current incentives is not as good as 150 or 200.

We’re also trying to decide on use years. We usually travel in Spring to Disney but also may take some years and do Summer in HH or maybe even Hawaii. December UY? We’d like to sell 2022 points under MB and keep our 2023 points.

Welcome and congratulations! Keep in mind that if you spilt the 200 points into two contracts, you need to keep both for the blue card. Selling one would leave you with less than 150 points for blue card.
