Am I buying too many points?

We went down the DVC resale rabbit hole while planning a trip to WDW with family for late next year. I was trying to figure out a back-up for ROFR, and I'm eyeing an international seller contract. The problem is that it's 2x the points I really wanted for just 'getting our toes wet'. For me, though, I'd rather get a better deal on more points with an international seller than have to overpay on a smaller contract to try to avoid ROFR. We could probably swing it with some short-term financing. I'm just worried that I won't find a way to use the extra points. Though, I think we would try Aulani, Vero, and Hilton Head at some point. And we probably could do bigger groups / grand villas with the extra points. But I'm still concerned about the maintenance costs. I'd be over 300 points total, and I've literally never even stepped foot at a DVC resort. Am I crazy? I feel like I must be crazy to even be thinking about spending this much money.
 
There’s always another contract. I wouldn’t personally buy something that would cause me to radically change my travel plans-for one thing, all those extra options will add lots of other costs on top of a contract that’s more than you want to spend.
 
My advice is don't do it. Especially if you are concern about MF dues payment yearly. However, if you are the type that doesn't mind doing rentals, than I would do it, but it's not easy work. There is a market for extra DVC points that you can't use, and there are DVC Rental Brokers that do the work for you, at a cost of course.

Me personally, I will take the time to do the rental route, but it's not for everybody, and if paperwork bothers you, than it's best you only buy the points you need. I know plenty of other people feel otherwise, that you shouldn't do it if you have to depend on rentals to make it work. I do agree with this premise, if the MF dues are too high and you can't cover it until the rental is done. But if you can, and don't need to wait for the rental to swing the MF dues, than by all means, it's way worth it.

Also, I used to think I am crazy for buying 300 points total, sight unseen, spending that much money on a timeshare, and never stepping foot into DVC before, but I will say I haven't regretted my purchase. Any points I can't use, I am able to easily rent out or transfer out.

You are asking a bunch of crazy DVC fans for advice...... You not really living unless you can buy a solid used car for your annual DVC dues budget :)

Just kidding. Be safe and do your home work. But if your like most of us, the desire to get more points is a constant struggle.
 
I have no advice, but I definitely understand where you’re coming from. I originally started to look at 50 point resale contracts so that I could get a DVC member discount when the Villas at Disneyland went on sale.

The per point cost is high on small contracts, so I slowly moved up to making offers on 100/150/200 point contracts. The 200 point contract is the cheapest per point option, and I was tired of making offers that weren’t accepted. Escrow costs are pretty much the same regardless of contract size.
 
Sorry but if you are needing short term financing to “swing” this deal , the answer is NO . And then you would have to plan a trip more $$$ to Aulani to use this abundance of points that you don’t really need …
Best advice is to only purchase with cash and Do Not Finance to purchase a luxury product such as a vacation club.
This is advice from somebody that has made many not very good decisions. But we all love DVC for many reasons and it is hard to say No .

The struggle is real but never finance DVC and especially if you are unsure about being able to pay dues every year. I agree that you could rent the extra points but you must ask yourself if you personally want to take the time to do it or use a rental company.
 
As may can attest, once we buy, we all find that we need (aka want) more points, but having that been said, I personnally wouldn't edit my budget just to get an International contract. If your plan is to not finance, than I wouldn't buy a contract that has so many points that a loan is required. Contracts come up all the time, and the perfect one WILL pop up. It may take some time, but I'd stick to your plans. Having that been said, if you update us that you went all in on this contract than by all means...Welcome Home!!!!!

I'd say GO FOR IT! My only regret to this day was not buying more points on our first purchase.
 
Since things come on the market a lot, I probably would give it some time to see if something closer to your desired start point comes available.

And, review your situation to make sure you can make more work…not hard to do because you’ll want more once you start!

Travel times can make a difference in terms of trading out to other resorts. You want to learn more about those so you go in with realistic expectations on what to expect for those non WDW places if they are part of the plan.

Yes - you can't overlook those additional ancillary costs. I would never recommend borrowing the money to buy DVC BUT, if your "short-term" strategy is manageable, and you can contain those interest charges for a year or less, then compare that additional cost to waiting and adding on later. It might be well worth it.
 
Inviting guests to Disney is still a four figure discussion for them with flights and tickets. I have been brought back to reality with this fantasy for sure.

I'd never buy DVC for the off-site properties. If I were going to any of those places, I would stay somewhere nicer. The Aulani people come out with pitchforks, but sorry.

Another option is to go on Redweek and went a week in a 2BR somewhere that isn't Disney, or just get an Airbnb beach house. There's a lot in between 20K in extra Disney points and a hotel room.

There is one member on the DIS, he purchased over 3,000 points before ever staying at a DVC resort. The international travel ban was part of the issue. If you have too many you can always bank them or rent them.

Renting may a good option before you take the plunge. I rented for years and read posts here prior to making a purchase. Sure, prices went up, however, it was nice to figure out the ins and outs of DVC. I was also in a better financial position for the purchase (which I consider to be discretionary) after I saved and planned. Now I’m a member of DVC (and here too thereafter) and I still read a lot about the product and Disney to stay informed and consider my options.

I have also made additional purchases over time as my initial purchase didn’t meet the needs of my travel plans.

It would help to know what 2X is. Are you talking 175-350 or 300-600?

I would say as a smaller point owner in general who wished he bought more initially, if you are less than 300 or 350 go for it. If you are going into the 400+ range I would probably just wait.

One thing you might consider is looking for multiple smaller size contracts from the same seller and offer to buy them at the same time for the discount price. I did this for my 2nd set of resale points and the seller came down quite a bit from their asking price and I saved on closing costs as Mason Title company only charged a little bit more for closing the two contracts at the same time. This gives you the savings you are looking for at the same time as adding flex to your ability to sell in the future if you need to resize your position.

Sadly the board wont let me link my favorite resale market aggregator site I use. It allows you to sort by age and if you see a grouping of a similar days old with the same use year that is a hint that they might be from the same seller.
