wow- a real head scratcher- prices for resales!

wow, I just saw a resale for OKW for 1000 pts it's $80,000. I'm sure it's a great deal- but I guess I just don't know too many people who have access to $80,000 for a vacation time share. for that kind of money they could have a great downpayment on a house or condo in orlando!

They had another large OKW contract (1156 points) just bought by a DISer.
 
Many people might prefer to own a timeshare with the flexibility of DVC rather than deal with the hassles and costs of absentee ownership of a vacation home.
 
yea but you could probably offer $70 per point - $70,000 - for this and not worth about DVC buying it back....
 

Spicey---probably true, but DVD could break that up into 10 100 pointers in one big ROFR rather than cherry picking smaller contracts.
 
Well we were out looking at big RV's/Motorhomes today. I'd much rather have 1000 DVC points a year for 80K, than the useless motorhome my husband has his eye on!
 
It's been listed for quite awhile so I guess you are right, not to many people have access to $80,000 for a vacation home.
 
With corporate america the way it is now $80,000 is nothing for a small bit of the population .I know because I worked on them (electronic installs) people having $1,000,000 plus boats that never left the dock.

Someone with $80k to drop on DVC points probably isn't too concerned with prepaying their vacations, however.

Yes this is true but to be able to wrap-up anytime you want to go is also a great benifit of the DVC not just prepaying. :surfweb:

I could afford the $80,000 but I wouldn't want a contract that large. Lots of luck trying to move a 1000 point contract say 10 years from now when there is only 25 or so years left on the contract. Timeshares have exploded lately and I can see why. Owning a vacation home in a prime area is costly to purchase and a headache to keep up. Annual dues seem like a bargain if you've ever maintained a property on your own. I'll have to start watching that contract to see how long it will take to sell. I wouldn't want it for the simple reason that I wouldn't want to spend that much time at WDW, VB or HH. I'd put the $80,000 towards a timeshare that has better trade options to travel all over the world. Who knows maybe someone here on the DIS will snag it up?

A studio at OKW in WDW for all of January, February and March until I'm dead doesn't sound too bad living in MN even for 80K even plus dues. :thumbsup2

I agree, that prepaying vacations is only one aspect of DVC. We purchased in lieu of a vacation home also for many of the reasons Daitcher pointed out, although we broke our points up into smaller contracts. I think we have 12 altogether.


I also think that DVC wont touch this one even at 70K. Thats alot of maintenance from one contract and they won't have the expense of selling those small contracts. It is much better for them to take the smaller contracts, especially from new buy-ins that won't meet their 150 pt. min.

That happens to be true, but alas the owner won't budge....... ;)

If anyone bought 1000 points with one single contract, then they got BAD advice from their Cast Member.


I used to own 950 points divided into 4 contracts (200 WL, 250 WL, 250 SS, 250 SS) and I was able to easily sell two WL contracts. When I first bought, my CM advised me to limit any purchase to 250 points or less per contract.

I would politely disagree. There is no question about the difficulty in selling a 'biggie' contract, and I agree that in the future it will become more difficult. However, that warning only applies to individuals. Corporate purchases (to reward employees, or for the Brass as a benefit) find it much easier to manage a single large contract. (Some CPA in the corporate structure, who is not a DVCer, and may not be a Disneynut themselves, would much rather manage a single contract, and that would have less 'real' cost to the company.

ETA, having worked retail, some buyers want what they want and won't LISTEN to the salesperson, so even an individual with a 'biggie' contract, didn't necessarily get 'BAD ADVICE', they possible just ignored good advice!
 
As loan as the contracts are the same use year they trat the contract as one big contract anyway. I never would have bought that huge a contract in the first place... My largest was 170 points.. which I easily sold (Well, Disney bought it back) at BC because my kids only like to stay at BWV. They didn't like my 150 points at WL so I easily sold that also thru Timeshare by resale and only kept my 150, 100, and 30 point contract at BWV. I already quick claimed my adult dauther to the 30 point contract with me so she can get all the dvc discounts. When a DVC resorts opens in California, I plan to buy another 45 point contract to add to the one in my daughter's and my name and a 25 point contract which I will quick claim and put my second adult daughter's name on with mine... With all these talk about having to sell contracts if your child gets a divorce I was afraid to put there name on the larger contracts. Then when I die they will each get 175 points... one 150 at BW and 25 at Cailfornia and the other the 100 and 30 at BW and 45 at California...

But, follow the logic here. The problem with a large contract is that it is tough to sell and you may have to drop the price/point to get a buyer. But that's exactly the reason why it may be good to buy. As long as you are compensated price wise, nothing wrong with a big contract.
