If you are talking about maintenance issues (bad A/C, burned out light bulb, malfunctioning microwave), then you call maintenance on the telephone, and they come and fix it. It doesn't matter if you're an owner, renter, or booked the room through Disney.
If you're talking about the differences in housekeeping between owners/renters and guests that booked through Disney, that's another story. Owners/renters get service every fourth day, alternating between full service and towel/trash only. You can get service more frequently, but there is a fee for each additional cleaning and/or towel set. If you book through Disney, you are treated like any other deluxe resort guest, and you get full service every day, including replacement of coffee supplies, etc.
