Which resort is best for resale in 15 years?

Okay, so we are just down to BLT and Poly. I actually had an offer accepted on SSR that I didn’t move forward with. It was the logical choice, but I just wasn’t excited about it all. It didn’t feel right. We are deciding between BLT and Poly now. We have stayed at both. BLT wins for location, and I like the amenities at Contemporary, but I like the feel of PVB more. Oh, choices, choices!

I keep going back and forth between Poly and SSR. The low buy in for SSR is just so much easier to stomach, but if I could get over that I'd choose Poly.

I'm exactly in the same place. We are a family of 5 with young kids, we have LOVED renting POLY it is by far our favorite resort but we have to consider BLT as an option for when the kids get older and we need more space. Decisions Decisions!
 
Wouldn't DVC restart reflections before a VGF north or BLT 2?
Pre-Covid yes. The problem with hotel-DVC combo properties like Reflections is that you have to keep them open and and staffed them even if you want to close the hotel side due to lack of demand. This is the second time in 20 years that they’ve had resorts closed due to lack of demand from low probability events occurring. At some point you realize that while any one low-probability event has a low chance of occurring, in aggregate, they do occur with some regularity. And when that happens, better to have added DVC capacity resort that already has to reopen than to have created one more resort sitting half empty but incurring the full expense of being open like Jambo House or Wilderness Lodge are right now.

How many points are you purchasing (if you don't mind saying)? I think a lot of where you buy would depend on that honestly.

We stayed a SSR over the Summer and they newly renovated rooms are really nice and spacious. Obviously, the price per point is much less as well. If you are buying enough to stay at 1BR most times, then you are probably ok going with SSR. 1BR seem to be available much more regularly.

We are looking to buy 160-175 points with the plan to do alternate years long-weekend kid-free trip (F&W) with a longer 7-9 night family vacation. I do really like the renovated rooms at SSR and we considered the resort for a while but for the next few years I would want us to by at Poly for at least a split stay (family trip) and I don't want to feel stuck at SSR when we go during F&W (kid free trip). The SSR price point and chart is very appealing though.

The price is higher than Poly (in most cases) right now and buy-backs are at ultra high rates on BLT.

Except POLY buy backs will increase (they were at 0). The whole point is that POLY is just now exiting foreclosure timeframes and thus buy backs will occur and lift the price.

Plus as outlined the average resale price for POLY/BLT are actually back and forth. Add in Disney buying back contracts on POLY and it slightly bumps the price. Also right now I just checked its basically pricing in the $135-$145 range for BLT and POLY contracts if I wanted to buy. So I am not sure why people on this thread people keep saying BLT is more expensive.

Also for the record I don't even like POLY. I like their nachos but I wouldn't choose to own there. I think I even originally said to purchase BLT out of the list of hotels given.

Listen my family has both Poly and BLT, and I can tell you we would probably sell Poly first, because of the room options. This is with my admitting we like Poly better.

Which was one of my points why BLT might be more expensive but we would have to see long term how much impact that has. I think its a slight guess though.

I think it’s still a possibility they move forward with Reflections, but may make it just a DVC resort now.

Exactly. BLT prices are propped up with ROFR. Poly has not. Same with CCV - as it’s not sold out yet, Disney isn’t buying it back yet. It will be interesting to see once Disney gets serious about ROFR on Poly at what price point it will drive. We makes me wish I was in a position to add on now, as I imagine the price is just going to go higher than I want to spend. ;-)

So I could see it going up I could also see it not really changing and people decide to buy elsewhere.

I will say though that the direct price should be a guide. They are way smarter and consolidated with how purchasing will happen. Right now at least POLY is more expensive so I would expect POLY to be worth more.

When we look at past availability at PVB it seems good at 7 months . So I think outside 2022 where we think there will be a lot of points around , you should be able to get a PVB studio .
 
Mathematically, either BLT or Poly are great choices. I bought Poly because I got a screaming deal on it, and also because pre-Covid, it was easy to rent out. I'm not sure I would buy with that criteria in mind anymore.

And ROFR at Poly isn't zero. They have bought back here and there for a long time, I was corrected on these boards when I said that, which is what my broker told me. I mean, not often, but there was some Poly buyback.

Poly has so much charm and character that the recent construction does not have. I'm looking at you RIV. If the current business hotel style continues, I can see it being even more desirable. To me, Poly means VACATION.

That's what I hoping too if we decide to go with BLT, that we will be able to get into POLY for at least a split stay at 7 months and also for F&W.
 
I don’t think that’s a possibility. SSR is too far away now from where it is and there’s highway overpasses it would have to go over which would make it difficult.
I don’t think Disney wants it to go to OKW or SSR, I don’t think there is enough people at those two resorts to justify it going to Epcot. If they included POR and POFQ then there might be enough. Let’s not forget the current Skyliner goes to 2 parks. Unless they run the Skyliner to the CBR hub, a much longer distance than the front of Epcot. No one really knows what the whole plan is for proposed Skyliner sites. It is possible they are going to put them all over or just have the one.

We ended up putting in an offer on PVB today! We are only buying enough points for studios, and I’ll need something that can grow with us as our kids get older, and I think BLT studios will be too tight when my kids get older. I realized I’d be disappointed not getting a Poly studio at 7 months, which made me realize that I should make it my home resort.

My bet is Coronado & Blizzard Beach, and thus a Coronado 2 DVC site. Plenty of space up there, and an obvious Skyliner expansion. Coronado is a beast, and cheapening transportation there would be huge.
