What is the most desirable DVC to rent points at

Hi,

I'm thinking of getting 200 points, we are only 2 so a studio would suffice and we intend on only going every 2nd yr.

So we would rent out the remaining points - around 100 per year, so what would be the best location to make these points the most desirable?
 
This is just my opinion, but I would think Beach Club would be very popular. It is a small resort, close to Epcot so it will sell out every year for Food & Wine, and then there's Storm-A-Long Bay. Now that, is a selling feature!

I think Boardwalk, BLT, or any of the small resorts would be good. Saratoga and OKW would NOT be a good bet.

With that said, my husband and I are also a couple without kids and we own 100 points. We are very happy with that. If you can only go every 2nd year, then only buy enough points to use every 2nd year and bank or borrow the other year's points. PLEASE consider just buying what you need.

We own at Boardwalk, are not pool people, and can usually reserve a room early enough in the year to get standard or boardwalk views. If we only have the choice of pool/garden view...then we use that as a chance to stay somewhere else.
 
My guess would be either BLT or BWV. I do not rent points, but this is my reasoning.

BWV is popular and has standard view villas. Renters looking at point charts will be drawn to the fewer points. BLT also has the standard views and is very popular due to location. It's point costs are more, but again, people who rent would be looking for bargains.

The reason we want 200 points is every few yrs we'd splurge on a 2 week vacation and/or rent them out to friends.

BLT is the most in demand. Owners often charge more for BLT points than others. After that, I would recco BC (for SAB) or WL (small in size, so harder to get).

First and foremost, I strongly suggest buying what YOU want. I have also heard of others buying smaller chunks of points (2x100 points vs. 200 points). That way you could sell some off/give to your kids (not sure how many you have).
 
Just a heads up, Disney has stated that they are looking closely at contracts that rent out more than 2 years worth of points in any 5 year period. I remember getting an email about it a while back, reminding everyone that DVC is intended primarily for your personal use and not as a way to make money.

Has anyone else seen such a thing? I know we have the commercial renters clause but this is a twist I have not heard of???

We transfer in points to our account when we want to splurge. I would say that we save up to bank and borrow...but who am I kidding, we are constantly borrowing and have started supplementing with AP cash trips to the values.
 
I would agree with BLT and BCV and would add BWV. It would not be worth it to buy BLT if you just wanted to rent out your points since you would have to book at or near your 11 month window.

I agree you should buy wherever YOU want to stay.

You are allowed to "rent out your points", that's guaranteed but Disney can change how often, how many, if they decide to do so.

They already changed the associate rules due to renting.

You don't take money from the mouse and if Disney sees someone in business, competing in anyway, they will take action.

No one thought that Disney would put resale restrictions in place but resales crossed the line and they took action. They can't stop resales of course but they caused people to think twice before buying resale which of course increased Disney's direct sales.

Never heard about that. I have heard that there is a 20 reservations per year type test for defining commercial renting.

How did the resellers cross the line? My opinion was that during the bad economy, Disney continued to raise prices. That made a big cost differential. The resellers were selling at what the market would bare.

Am I missing something?
 
I thought I would add that I'm not sure it matters all that much. I rented out some Hilton Head points because I bought a loaded contract and had more than I needed and wanted to defray the purchase price. I listed them with a rental company, and they were gone within 3 days. I made two bookings, and neither was at Hilton Head (one was at Aulani and the other was at SSR (in Dec.)). But I do think the "B" resorts are the most desirable generally-- Boardwalk, Beach Club, and Bay Lake.

I don't think that Disney has made it a hard 20. I think that 20 is an example subject to change, or they could come up with some formula based on total points owned or some other number. Anything can happen.

My thought that wasn't worded well, was that resales crossed Disney's line of sales lost to resale. We need to remember that DVD has meetings on how to increase sales, a simple restriction increased their sales without any increase in marketing costs.

Can you explain what this means? What rule was changed due to renting? Thanks.

My understanding is that a rental broker was having owners add his name to their accounts so he could make rentals on the owners behalf. Disney took exception to this and made the rule that a person can now only be listed on 4 accounts as an associate at one time. Before there wasn't a limit.

Some think that Disney thought that the arrangement might raise legal issues, others say that Disney didn't like the broker making money so close to the mouse.

thanks for all the great info.

We have no kids and my reasoning to rent out some points is to help pay for the MF's

We've only stayed at AKV but want to stay near Epcot next year for the F&W show.
 
I agree that Boardwalk or Beach Club would be good rentals. We're renting at Boardwalk in Aug/Sept.
 
Wouldn't investing the money be a better option? It is a timeshare with an end date. So at the end of this your initial investment will probably be worthless.
