I am looking for a resale for DVC, preferably BCV or OKW. As I have been reading and learning (thanks all you DISers!) I have noticed that many of the VB and HH points are priced less than the other resorts, like under $70 per point in some cases. However, I have read that Disney will probably exercise the ROFR at prices this low. I asked an agent for one of the resalers about this and he said that this is probably true. So, my question is, for those contracts less than $70 per point at VB and HH, will Disney buy all of those back if I try to buy one at the listed price. Given that these two resorts were a hard sell to begin with, it doesn't seem very likely.

What do you seasoned DISers think about this? Should I try to snag a bargain, or am I wasting my time and effort?

::yes:: I'll second the "Buy where you want to stay" motion (or is that a Mantra?).

Personally, I love VB and when I win the lottery (even a small amount) I'll be plowing some of it into a VB resale contract. And I'll do it because we plan to include VB in our touring plans for many years to come. If you do not plan to stay at VB (or HH) every few years, hold on and wait for that ideal OKW or BCV contract to come on to the market.

Another note, the VB points are a bargain at the outset, but they do have the highest maintenence fees, so the savings get eaten up over the first decade or so. HH would be a bargain if you planned to go there in the summertime when it is hard to snag a reservation. If you're going there in the off-season, it is currently more cost efficient to take the $99 a night deal for the 2BR paying cash.

Good luck with your planning.

Tammy, I do have to say that I agree with you. It is hard to imagine that Disney would buy back those resorts even when the prices are low because they still have to be able to turn around and sell them. I agree with pumpkinboy, we would LOVE to have some VB points so we could add a couple of beach days to our trips. But I also agree with the "buy where you plan to stay" mantra. BCV is hard to come by, we bought ours from Disney, but most of the others come up for re-sale often.

Even if you really want VB, I'd advise you to wait to purchase until after the annual meetings (scheduled for early December).

There's a good chance that we will get more info about the damage the recent hurricanes did to the resort. Can't help but wonder how much (if any) of the damage members will pay for via increased dues or special assessment (most think this last is very unlikely).

Might be just me, but I'd want to know exactly what I was getting into and another 6 weeks or so to wait for more info seems reasonable.

Best wishes -
