To add-on private, through a broker, or through DVC

We have been trying to buy more points at the BW. We currently own at BW and OKW. I know they're both sold out. We were close to purchasing a private sale for the BW, but after the closing/ lawyer/title search,etc... we had to take a step back and think it over. We later found out, The points we were looking to purchase were supposedly already pending sale at one of the timeshare stores.
We have added on four times before with our DVC guide. I called our guide to ask if we own an August month, could we purchase (100 pts), say an October add on privately? He said that we couldn't, unless we did it with DVC for the 150 pt minimum. I've emailed Doc and a couple others for their point of views (thanks again guys), and was wondering has anyone else on the boards done this?
Our guide also suggested we buy VB,(they seem to be pushing VB), and though some day we want to try VB, told him we wanted the 11 month window in disney. WLV are not available to purchase in NY and California from home yet.
When we read on these boards about someone being on the waiting list, and was able to purchase additional BW points, I asked our guide if this was possible. He said there would be too many people ahead of me, IF the list still existed.
Has anyone ever been given a room if you told them you were going to buy? I was thinking of flying down one day, getting a room, doing a closing on WL points, then flying back the next day.
One last question, Like I said before, we own at Okw, and have the majority of points at the BW, If we added at the WL, is there a minimum purchase of points, (150), I have to buy? We're leaning more towards buying with DVC now, but the only way to get the Bw, I believe would have to be privately or through a broker.

If the contract you were considering is listed with a broker, why not pursue it that way.

The minimum add-on thru DVC is 25 points. I would still consider an offer on the resale points- the worst which could happen is that your accepted offer is repurchasd by Disney- on the other hand, you may well end up as the buyer.

IF you want to go to VB at times, an add on there would be a great addition. It sounds like to me that waiting on the WLV would be best for you. Get everything ready and buy when you are there next if the state doesn't approve it first. I'm usually a proponent of resales but don't think it usually makes sense for small add on packages. And you can buy as little as 25 points at WLV if you pay cash, 50 if you finance.

I just called my guide today. I am a BWV owner also, and would love to add on points there. It is obviously sold out there. But I also read about a waiting list for BWV add-ons on these boards. So I decided to call and look into it.

My guide said that such a list DOES exist. When I asked how the points could become available through Disney, he said that some people's financing does not go through. Disney tries several ways to make it work before finally rejecting someone's financing. That process t akes weeks or months. If the financing falls through, those points are made available to anyone on a wait list for them. They parcel them out in the order they're requested. For example, if the deal fell through for 200 points, they would give the firs t person on the list the number of add-on points he wanted to buy (let's say 100), then the second person the number requested (let's say 50), and then a third person the number requested (let's say 50 again) until the points are gone.

It does depend on use year. For my particular month, there is only one request ahead of mine on the wait list and that person only wants 50 points. My request is now second because I added my name today. Points will only become available if the deal that fell through was for the same use year I have.

Since BWV sold out in November, I asked my guide if all financing decisions have been made by now which would mean I shouldn't bother. He said no, there are still agreements pending. Sometimes too people change their mind when their finances become too tight, and they may just lower the number of points they decide to close on (example - from 300 down to 200, which would leave 100 spare points to give to people on the wait list).

As always, the minimum purchase would be 25 points if paying cash or 50 points if financing.

The odds aren't great, but they're not impossible either. So I'll try my luck. If something doesn't come through in another month or two, then I'll go ahead and purchase my add-on points at VB or HH.

What happens to the points that Disney acquires when they exercise their option under first right of refusal and purchase a resale of a sold out resort? Can they or do they make those points available as add-on points for those on a waiting list?
 
There is no rule against buying a resale (add-on) with fewer than 150 points even if it is in a different use year than the one you have. Your guide is simply wrong on that one. I have done it. Disney has the option to purchase, but it declined that option on mine. It did check however to assure I was already an existing owner (I am guessing it did so to determine whether it should excercise the option, which it might have done if I was not already an existing owner).

Points repurchased by Disney will, eventually, be sold. The question is simply when. For example, Disney held the points it had repurchased on OKW after it first sold out and then waited to reless those a couple years later when it built an addition to OKW and put the resort on sale again.

I'll have to call him back now to satisfy my curiosity about what I misunderstood about the use year. drusha, you're A LOT more experienced at all of this than I am. I'm sure you're right and that I misunderstood that part of what he said. (We won't blame my guide. I'm the one who is a rookie at all of this, and I probably just screwed up that part. p <IMG SRC="/infopop/emoticons/icon_confused.gif" alt="confused"> ) So much to learn, but it sure is fun doing the learning!!† :)

I would like to know how many points Disney buys back with their right of first refusal. I know that a buyer can sweeten his offer if Disney thinks it is too low, they do give him a chance to raise it.

I would think that the number of points Disney buys back on OKW and BWV points is near zero.

The POS does give an option to buy a different use year if your use year is not available.

I think what my guide told me was that I couldn't buy an add-on privately that wasn't my use MONTH, that wasn't the full 150 starting point. I have to call him back and clarify this.

When we first bought years ago, we got a discounted room after we were told they were sold out.
It's funny how they push Vero Beach, and when you ask about the Beach club, they say that won't be ready for years. We referred friends who were told by a guide, they were not sure it would even be DVC. I don't know why they would say this. Like the used car dealer, it seems they're trying to get you to buy now,and not wait.
