Resale Process Description (very long!)

Well, we have finally closed our BWV contract and have been loaded into the DVC system and made some ressies. :Pinkbounc

Because of the information on this board we were able to make a very informed decision, so we thought we would document the process as it pertained to us.

The Contract

We decided on a 170-point resale contract at BWV with a February use year. We paid $73 per point and got 54 of the 2004 points. I know others have gotten better deals, but the price was acceptable to us, which is all that counts in the end. We chose BWV because of the flexibility. BWV seems to be a popular place and has some great options (from standard point rooms to grand villas to guaranteed boardwalk views). It also has some great amenities for young ones (Luna pool (not SAB, but still good), community hall, and the boardwalk). BWV also has something that we really wanted, proximity to a park, the walking distance to EPCOT and Disney Studios is very important to us. All of these reasons help us decide that we should make BWV our home so that we can use the 11-month window.

The Resale Company

Not much to say here, we choose The Timeshare Store (sponsors of the board) because they had the contract we wanted and they seemed to be well respected. Our agent (Kristie) was great, but most of our questions were answered by reading this board (and using the search function liberally, it does work, really…;))

The Process

Okay, now for the play-by-play (I will only use business days in my count to make it easier to compare):

1. Day #1, May 28 – Kristie calls and tells us about a contract we like, so we make an offer. The offer is accepted and contracts are e-mailed to the sellers and us. We sign and Fax back to Kristie the same day, putting the originals and the 20% down payment in the mail. At this time we also elected to accept the “priority” processing from the closing service, this is supposed to speed things up by 1 – 2 weeks :rolleyes: (I question that, but oh well) Kristie sends the paperwork to Disney to start the right of first refusal (ROFR) process.

2. Day #10, June 11 – Kristie calls to tell us that we passed ROFR, now, on to closing. :hyper:

3. Day #16, June 21 – Receive e-mail from Timeshare Closing Services indicating that the title is clean and closing should happen with-in the next week or so. We filled out all the documents and returned with cashier’s check for the balance of the transaction.

4. Day #23, June 30 – Call TSS to inquire about closing and am informed that the seller’s need to get the documents approved by the divorce court and it should take a few more days. :mad:

5. Day #27, July 7 – Finally close on the contract and now just need to wait for DVC to process the paperwork.

6. Day #30, July 12 – Call member services (MS) to find that we are in the system, but no point allocated yet. :(

7. Day #31, July 13 – Call MS again and we have point and can make a reservation. We book for July 17 – 20 at BWV, yes that means we are going in 4 days! ::yes::

8. Day #35, July 17 – First stay as a DVC member!!! :jumping1:




Final Thoughts

The process is very painless (except for the waiting) and DISboards is a great place for information. As for making a decision on whether to buy or not, or where to buy, follow your heart, whatever decision you make will work out, because it is what you want.
 
That's really helpful! We bought our second contract through The Timeshare Store and it went without a hitch, very comparable to your experience.

We asked for the priority processing, and since we were trying to close over the Christmas season, I don't know that it helped us, either.

Still, it was a very smooth transaction, and we'd do it again.

We bought our first contract through Disney, though, and it was even easier. It all depends on the property you're looking for.

You're probably right to wonder about the expedited closing fee. We followed an almost identical timetable offset about one week earlier. Maybe it helps when they get really busy.
