Resale for OKW Tell me all about it!

My parents bought into OKW the first year DVC started, so I grew up going there, my parents still own there and I do too. I love the relaxed vibe at OKW, the villas are large and it’s so nice to be so close to DS. We also own at other resorts but OKW feels the most like “home” to me. It is a sprawling resort but if you drive it’s really not a big deal, but can be irritating if you rely on Disney transportation. And Olivias is a hidden gem, but other then that food options aren’t great. The pool area is cute but my kids prefer other pools more. All in all it’s an awesome resort, and you can always use your points to explore other resorts.
 
In my research i read everywhere" get enough points for a one bedroom so you have a backup plan.

This is a flawed concept that only applies to those people purchasing that need a very specific week for travel and possibly are buying at a resort they do not want to stay at (meaning they need to wait until 7 months to book their room).

There is pretty much not anytime during the year you will not find Studios if you have a little flexibility.

but more realistically we tend to go in July and August, and if we did a resort only stay it would be first 2 weeks of December for some shopping.

July and August are low season for DVC and if you buy a resort you are okay staying at there is like a 0.1% chance you won't get a studio at 11 months. The first 2 weeks of December is the busiest 2 weeks of the year for DVC and can be hard to get but again if you plan on staying at your home resort you are more likely to be able to get in.
 
At least theres only like 6! Ha! we will split it between my wife and I. Were mainly looking at those places, and paying attention to the maint fees as well. We know we can stay anywhere at 7 months. We tend to book a year out anyways when we go so were definitely good there. Very very rarely do we do a last min trip. under 100 seems to be what we could swing now for initial purchase. Can always add on points as we go on if we need more. I did see 2 OKW 2057s come up today slightly out of price range, but were just starting to look. Depending on market, and such we may even wait for June when our Work Bonus is to arrive, and use that as a massive Downpayment, and end up getting something slightly larger....
I would definitely take a look at all of the main sites, not just restrict yourself to one. I would also follow this thread:

so that you can get a good idea of what people are paying right now. There are one or two sites that tend to price their contracts pretty high. There's one that almost consistently prices the lowest, but is a little slower in processing things. All prices can be negotiated.

Based on your age, I would recommend holding out for an extended contract to pop up. Those do seem to be available every once in awhile and because of your age would definitely be worth it.
 
How often do those pop up on the resale market? Doing research buying through disney direct seems way more money, for not much return. All we are seeing currently is 2042. Another factor we have thought about, is paying off the initial purchase in 3-4 years and then turning around and buying another contract later on with later expiration date, to cover us longer term?
from what I have seen about 15% of the resales that come on the market are 2057s

Some sites require you to open the details to tell. they usually go for $10 to 15 more per point

Another question really that popped in my head. We have disney visa, can that be used towards down payment? We use it for everything so we get the points to then use in the parks. It really helps out to have that to spend on food, and such, and everything else we buy racks up points for next trip.

It only helps really for when you purchase Direct not resale. Typically resale only lets you put down $2k or so on a CC depending on title company and it wouldn't get the 6 months interest free or anything.

I was looking at doing this myself and getting some more direct, I have the cash to pay for it up front, but kinda nice to spread it out for 6 months.
 
You usually can use your CC to put 2-2.5K of your resale DEPOSIT - once you find a contract you like - your sales agent can give you the specifics.

Also you can ask for a 90 day payment period so you pay the contract off on a 30-60-90 day schedule until its full paid. I have roughly 40% of my contract being billed 3 months from date of purchase.

Ok, That makes sense, so would you say, 160 points is a better first contract? 100 for a week in a studio at say OKW, bank the rest twords a 1 bedroom with family the year after? Id like to buy somewhere that we definitely wouldnt mind staying, thats why ive been watching for OKW. now for some 2057s to pop up!

150-160 point contracts are going to be your typical starter contract.

How many points you need is really based on room and time of year. Do you just go Sa-Su or F-Su or even longer or shorter?

I would recommend running the point requirements for your trips that you typically would take. "https://dvcrequest.com/dvc-guests/cost-calculator"

As an example next year from August 20th to 29th would be 133 Points for a Studio or 258 for a 1br. That can help layout our expectation of vacation timing and room type. Just remember in August being a low season I would pretty much guarantee that you get a Studio at OKW when booking 11 months out.
 
Also is there a master list of what sites we should be checking? Mostly ive used DVCresalemarket,com as it had cool filters, but id like to know all of them to be checking.

Im almost sure there is a thread but the three that I've watched for the past 6 months or so (first contract just went to ROFR today) were dvcstore, dvcresalemarket, and fidelity resales.

Thank you so much!! We're considering doing the 150 to 160 as our first. Pay that off in a couple years, then buy another 100 to get us to the original desired 250. In the long term I think that may be a better option, and keep things financially good without having to rack up too much interest.

No problem! We are a very young couple who love WDW (go every year, sometimes twice a year) but we also love to travel to other places, so finding a small contract was important to us, with the possibility of adding on later. I monitored all three sites for awhile for a small contract that we were comfortable paying cash on.

Sounds like a perfect plan! We know we have to finance, but will pay it off in just a couple years. Getting excited for sure.
 
Another question! If you buy a 2042 contract, can you still contact DVC to pay for the extension to 2057? Like is that a thing? As if so, it opens up other contracts.
 
The site I'm using I'm filtering by several resorts. We'd like to stay under 100 a point if we can. We're definitely looking at all the math. Is there a master website that shows all listings from all listings agencies like homes?
Google DVC search engine and you’ll fine one. Not sure the name of the website.
