PVB Tower Charts, Sales Date and more!!!

The reason it might be different this time is there is already and organization and members and points. If they dont pull from inventory then new owners that want their play with the shiny new toy, may not be able to. With RIV all were part of a new membership. If I am not mistaken owners at other places could not book right away.

That is true but we still bought in new and by the time we did, the dates we wanted were sold out for points based bookings.

So, we did not get to get to use our new points at the home resort…and they would not pull inventory which they were doing for new buyers who were not owners….

It is the same thing…someone buying into RIV or CFW new today as a current owner is not getting special access to DVDs inventory to book…its just a different way for this project and just surprised.

Then again, I don’t think the incentives are enticing and it will see how it shakes out for sales after the first few months when the diehards have already bought.

We bought our first contract resale in the spring. And we read that the Poly is the last resort where you can buy a minimum of 25 points directly. We are flying to Florida in November and thought we would buy 25 points directly for the Poly (which includes the tower correct?) Is it no longer possible to buy 25 points?
 
Does anyone know what the timeline for the new poly contracts ? I mean, I confirmed with my guide this morning but have not received any emails to sign. Would that take a few days ?
Good question…don’t know the answer but I confirmed with guide at 8.30am and haven’t yet had anything through to sign. He did say I would have the documents this afternoon. Maybe a busy day!

Yes, you would be buying the 25 points from the new tower as that's what they're selling and its the one condo association. I'm assuming your resale contract is already at Poly or those 25 points won't go far!

Since the previous minimum at Poly was 25 points, they may be selling 25 points this time around but that's not yet confirmed. Their sales chart starts at 50 points, not 25.

When Grand Floridian went back on sale Disney increased the minimum from 25 to 50 points. Then they dropped it back down to 25 again after a year. I don't think we know their approach to Poly minimums at this time.

I have March and September. Makes sense that the UY2024 points would not book any fixed weeks. Though, I did think that the March 2025 would book for May 2025, or September would book for November 2025. Apparently both are a No.

I would have cancelled May 2025 anyway... November 2025 I'd maybe keep. It doesn't really change what I am getting at all, just thought it was interesting if you very specifically need your FW in 2025.

My guide confirmed the minimum add on is 25 points if paying cash, 50 points if using financing.

This is complicated bc of the tower being new but if you were buying a FW at an existing resort, not having March 2025 book for May 2025 makes sense, because May 2025 bookings (in theory) may already be filled to capacity.

But none of the DVC inventory has been booked yet, so they should be able to make the fixed week bookings for any time.

I have purchased fixed week 39, and no mention of 2025 not being reserved… I fully expect it to be…

I think there may just be some miscommunication here.

No. But the only points based units are what is declared so everything else is owned by DVD and they can rent them to whomever they want.

Sounds like they have decided to do it in this case.

I should have been clearer, what FWs are you buying….they will book a FW 12 months in advance…if we are within the 12 months, it typically won’t be that calendar year for your first eeek.

If you are buying a FW in May, then if it follows suit from before, too late to book that one…

For a November FW, I’d assume any weeks that are after November 15th would count because we are still 12 months out.

The only other reason I can think that we won’t see any 2025 FW booked for November is because new buyers can’t buy until the end of October and not book until November 5th?

"Projected to open December 17, 2024, the proposed 10-story tower overlooking the stunning views of the Seven Seas Lagoon will be within convenient walking distance to the Disney Monorail, making it the perfect base for visiting Magic Kingdom® Park and EPCOT®."

And for clarity, that's an email from today.

I thought you could buy from anywhere in the world as long as you were not financing with Disney? People bought today from U.K.
 
But let's note this. It's clear now that rules can be bent to incentivize sales.

I don’t think anyone said they can’t make incentives what they want…just didn’t expect them to go this far…but what we said is that they can not give new PvB tower buyers access to declared inventory and shut out current PVB owners from that official inventory.

What DVD has said they are doing as an incentive is giving new tower buyers access to their rooms, not declared rooms, so no rules are being bent because they can rent their units to whom ever they want.

The rooms that have been declared to PVB will open to all PVB owners, new and old,

Just don’t want anyone thinking that new buyers are getting access and priority to PVB declared inventory because that is a violation of the POS.

What this seems to me is they eliminated MB program and cutting owners a check for first year points and instead letting them use their new points to rent a room from DVD.

IMO, they took away a big incentive for buying and replaced it with something far less inticing.

I don’t often take their side 🤣 but in hurricane season, this is perfectly normal and expected. If all of the construction labor had to be diverted to recovery and repair - well, the tower would wait idle.
 
Also, just talked with a guide. Here's something I didn't expect. DVD will charge people for two weeks of 2024 MFs on those points, even though you can't use them at the tower during that period. Just saying, maybe it might've been a much better public relations move to start with 2025???

So I believe this means, DVD intentionally shorted current PVB owners by reducing declared inventory (beyond what was clearly needed) so that there would surplus developer's inventory that could be used to satisfy those who just purchased. Except for semantics, I believe this is all very close to the same thing. And all of that is OK. I'm just saying that DVD will look for and exploit loopholes to energize sales, if necessary.

No, that seems normal and fair. You get a full year of 2024 points for a small fraction of the dues. They always charge prorated dues based on when you purchase, or in this case I guess when the resort opens? When we bought points in August to get double points (2023 and 2024 for our September use year) we got a bill for prorated dues from the day we bought in August for the 2024 year. And there was almost no chance that we could book anything good in the fall or December 2024 at that point with those points.
