Poly DVC expansion coming 2024!

When do we think they will break ground on this project? Going to be a lot of construction noise for those who have trips planned. I hope Disney gives ample notice so we can change resorts if need be.
 
Serious question. I know a lot of people on this site like the larger accommodations but based on availability it seems as if the highest demand for units as a whole is clearly studios. And lowest point ones at that. I have only been a member for a few years but I have noticed a significant increase in demand in September with the new lower season. That being said, do you think that the more die hard members on this site have more points and are booking the larger accommodations? Also, I think more studios is probably what demand is showing is necessary as it seems like most DVC members look to get as many nights as possible for lowest points.

Lastly, I would be surprised if this new buildings didn’t have a tower studio type situation as well.

My thoughts are that a lot of the current demand for rooms is based on the age profile of the current and relatively new buyers. If you are a couple or have young children space is not such a premium, but as your family becomes older and grand children start to appear the appeal of larger accommodations increases. Having an extra bathroom when you have teenagers or a separate bedroom rather than a murphy bed is a real benefit. I for example would only consider staying in a studio for a couple of days... longer stays they would not work for me. The extra space in a 1br is well worth the additional points. When family join us we always go for a 2br rather than different rooms.

If you look at the drawings, and take them as close to accurate, definitely larger rooms based on the larger balconies.

But, it does seem that studios are popular because of the cost to buy in and new owners wanting to stretch points.

I think it’s going to be a good mix of rooms with studios, especially if they decide to make it a new association.

Fall frenzy has always been a peak time for DVC, because of low point cost.

You see justifications on these boards for 1 or 2 BR, but booking patterns are studios book first. There are a handful other categories that also book first, also great value for points, like BW standard view, AKL club and value, OKW 3BR and BLT standard view. And of course, peak times book out everything.

Shaving off a few points and maybe some size, headcount, or amenities (microwave???) to make Poly tower studios would be a win for Disney and the O14, IMO. Plenty of couples would pay almost Poly full point rate for a Tower Studio.

It also lets them say “rooms starting at 10 points per night”. Haha
 
I'd expect some pod (tower) rooms too. DLT and Reflections both had those slated.

I can't tell if the top floor is a grand villa or not.
Top floor is a restaurant, I’d bet. Like Riviera.

We can see one corner of the top floor. There's the whole rest of the building. With such a great location, I'd be surprised if they didn't put a bar or a restaurant or something revenue-generating up there. That's a fantastic theme park view, which so few buildings have.

They operated Poly when the entire resort was a construction zone. Not sure they care too much on this topic unfortunately.

Wouldn't that make only one theme park view GV based on the drawing? It looks like the only room with this layout? It doesn't seem wide enough though to be a restaurant or a two story lounge like they had proposed for Reflections.

I agree the bottom left is clearly a restaurant but being so close to the pool and ground level it seems like more of a casual restaurant and not signature. It would be odd to me for Disney to not capitalize on a signature dining restaurant with fireworks views.
 
You mean a 1 bedroom unit..... without a wall.

Not really...no full kitchen and the connecting door between so two distinct spaces...so you can book a 2 bedroom, with full kitchen, you can book a studio, or connecting studios (booking category) that take up the square footage of the 1 bedroom.

IMO, the best of all worlds...
 
Interesting to see all the negative reaction on social media from mostly non-DVC people, complaining about everything from the general look of the resort and the loss of spirit of aloha, to money grab/Chapek out and the need for a 5th gate with more lodging capacity. I don't really care about any of that though, I'm super excited about this!

Logic would dictate that with current crowd levels they need a way to actually make a visit to the parks pleasant. Right now that doesn't exist so making more rooms doesn't help.

I would have been fine with an expansion of the Polyneisan that actually fit with the theme of the resort.

This construction will be on the opposite side of the resort from the current DVC buildings. It won't be an issue with DVC owners, but I'm sure it will be with hotel guests on the west side of the resort.
 
Hopefully this is an expansion of the exiting Poly DVC. One of the issues they created was the huge delta in points and room size by just having studios and bungalows. If they added a bunch of 1 and 2BR to the existing inventory, that would help even things out a bit on the points side.
 
I'm punting the debate about whether points have to be balanced within one room type. Assuming they don't...

Poly1 is better balanced than that in point distribution. It has 8 bungalows and over 350 studios that aren't cheap. Even dramatic changes to the price of the bungalows wouldn't do much to the studios. The bungalows, like the cabins, are priced high because they want them to be. They could discount them massively and the rest of the chart would barely move. You want "over-priced," wait until you see the rest of the chart they haven't made up yet. I don't think that's a bad thing. DVC chart escalation is over time is obvious, particularly at RIV. This chart should exceed VGF.

There was a reallocation between studios and bungalows and cabins and the rest of the units in the infamous 2020 point charts.
