Poly DVC expansion coming 2024!

Is it possible it could have its own monorail station? A guy can dream right?
It would be wonderful but so eye-wateringly expensive that Disney wouldn't even consider it. I've always been sad that the DL monorail literally passes through the Grand Californian but they never built a station for it to stop there (which would have been equally great) but apparently the massive cost was also the reason for this.
 
Disney's VGF2 announcement was explicit:

Projected to open in summer 2022, these new Villas are an expansion of The Villas at Disney’s Grand Floridian Resort and will be a part of its current condominium association.​

There is no such crystal clear statement in Disney's Poly announcement.

As to why not have a completely different themed resort, it's clear from Disney's announcement that they are focused on a Seven Seas Lagoon location, and this relatively small plot of land is best able to support this heavier eight-story building (plus what looks like a restaurant on the 9th floor). Given its extreme proximity to the Poly, trying to have a completely different themed resort so close would be just plain ugly. Disney is better served trying to take advantage of the Poly's popularity.

FYI, for those who might be unaware, BLT was built on its location because solid bedrock could be reached without having to dig too deeply.

Reportedly, two other locations (circled in red) have been considered in recent years:

But borings at these sites showed that the bedrock is much deeper, making them prohibitively expensive to construct a heavy building such as the one being proposed.
I believe they are still able to build a tower on the Convention Center site if they ever elect to tear that down.
 
The Grand Floridian does have 1, 2 and 3 bedroom options though. The Poly does not.

And thats doesn't really matter to what DVC has been building. DLT and VGF are pretty much exclusively Studios/Pods. Who knows but I wouldn't count on more than a couple larger rooms unless they are super point heavy like the bungalows or cabins or grand villas.

My guide did mention that what they have been hearing is people want more studio rooms and why VGF would be popular.

So, I agree. We don’t have any idea what might show up. We may even see studios and 2 bedrooms only, with some GV thrown in and leave out the 1 bedrooms as an option.

Studios that connect with washer/dryer, king bed, pull down Murphy beds and kitchenette would tick all the boxes!!!

Does anyone remember from past resorts, when do the construction plans typically get filed? And will the floor plans and room counts be released with those plans? If they’re shooting for a 2024 opening, I imagine they have to start all of this fairly soon.
 
I'm wondering about DVC's marketing. Announcing this just as VGF has gone back on sale is very likely to cannibalize sales from there to wait for this. They did not need to capitalize on a new announcement at this time - they already had one. :confused3

They need to submit building and site development plans. Once those hit the county, they're public record. I suspect they're ready to file, and timed the layoff of the Luau performers to the announcement of their plans and the submission to the county. The marketing people need to control the narrative on what's being built, and don't want to be scooped by some blogger.

Still, the end of 2024 is a long way off. And, DVD has a history of abandoning announced plans (Newport Beach, Paris, Eagle Pines, and Reflections) and unannounced but widely known plans (Vail Colorado and Times Square), sometimes after considerable site and permit work has been completed. So, the recent announcement shouldn't be considered definitive proof that the new building will actually be built.

The permits are public and there’s plenty of sources who follow this stuff like hawks. If they announced it now, right when VGF is about to go on sale, they’ve got to be filing really soon. Like maybe even today.

The timeshare disclosures won’t be for a long time. VGF2 was done right before sales start and is still only half done.

While Disney doesn’t always act on what they hear, do not kid yourself - they have heard all of the people that have said they would have bought Poly if it wasn’t studio only (basically). I may have been way off on my VGF price prediction but I think this is a lock. You can write it down now - there will be all different room options at the Poly2

I’ve been told it will be the same condo association. I trust the person who told me.
Any chance this person works for Disney Vacation Club and has the inside track? I have an offer in for a Poly resale and am trying to decide whether to continue or not.

There might be different room options, but if the distribution is similar to what is being offered at the new Disneyland Tower, it could still be mostly studios.
 
I'd expect some pod (tower) rooms too. DLT and Reflections both had those slated.

I can't tell if the top floor is a grand villa or not.
 
Serious question. I know a lot of people on this site like the larger accommodations but based on availability it seems as if the highest demand for units as a whole is clearly studios. And lowest point ones at that. I have only been a member for a few years but I have noticed a significant increase in demand in September with the new lower season. That being said, do you think that the more die hard members on this site have more points and are booking the larger accommodations? Also, I think more studios is probably what demand is showing is necessary as it seems like most DVC members look to get as many nights as possible for lowest points.

Lastly, I would be surprised if this new buildings didn’t have a tower studio type situation as well.
