Poly DVC expansion coming 2024!

Wow stretching just a bit there

thats reading what you want I think

The language is vague and can provide "hints" in both directions:
From the press release:
"develop new Disney Vacation Club villas at Disney’s Polynesian Village Resort"

New Villas at the Poly resort -- Not new villas being added to the Polynesian Villas and Bungalows. Much like both Copper Creek and Boulder RIdge at "at Wilderness Lodge"

“Expanding our Disney Vacation Club offerings at the Polynesian" -- To me,"expanding DVC offerings" sounds like adding a new property/association. After all, if they kept the same association, then it would be adding more rooms, but it wouldn't exactly be expanding "DVC offerings"

Critical:
"proposed vacation ownership property would complement the existing resort"

COMPLEMENT the existing resort. A "proposed property" -- That certainly makes it sound like a NEW property that "complements" the existing property. Not a mere addition.

"Since 2015, Disney's Polynesian Villas & Bungalows has been a favorite resort destination" -- This may be included merely as informative of the DVC that currently exists at Poly. Or indeed, it may suggest that the "new" is going to be included int he association that has existed since 2015.

So in total... I wouldn't draw any conclusions based on the wording of the press release.

In part, I'd look to the size. Poly is already over 300 units, which isn't a small DVC association. If this adds another 300 units, I would lean towards them starting a new association. In reverse of GFV, if this only adds another 100-150 units, I would more likely expect them to add it to the existing association.

I like Chapek, mostly cuz he reminds me of Hank from Breaking Bad. Hank is cool.

This new tower is exciting! Looking forward to more details.

I'm punting the debate about whether points have to be balanced within one room type. Assuming they don't...

Poly1 is better balanced than that in point distribution. It has 8 bungalows and over 350 studios that aren't cheap. Even dramatic changes to the price of the bungalows wouldn't do much to the studios. The bungalows, like the cabins, are priced high because they want them to be. They could discount them massively and the rest of the chart would barely move. You want "over-priced," wait until you see the rest of the chart they haven't made up yet. I don't think that's a bad thing. DVC chart escalation is over time is obvious, particularly at RIV. This chart should exceed VGF.
Aren’t there 20 bungalows?

Maybe in the long run but a few of us got some decent deals last week. I bought @ $170/pt w/ sellers paying all closing costs & someone bought a contract at $158/pt
That 158/pt is me! Although after hearing about this today I wouldn’t mind so much if they took that contract. We want to add a minimum of 300 points at Poly 2, maybe more if they take the VGF one!

I'm still surprised they announced this so soon after just starting to sell VGF2. I would be shocked if they took ours but you never know. You could sell in a year or so & still have a decent profit to buy those Poly 2 points!

Our plan is to sell our SSR resale points to help fund the Poly 2, but if there’s good 7month availability of the resort studios at vgf2 then that’s also a possibility!

So, as Poly owner’s We are excited about this (mostly). We will be disappointed if we don’t have access to potential new 1 Bedroom options. However, we will still get to stay at the Polynesian no matter what, so it really is just wait and see what Disney will do.
I am not sure why so many view the artwork as such a bad thing. I think it looks pretty nice. In fact, when you compare it to the concept art from when Walt was planning the Polynesian, it is (at least in my opinion) much better.

(yikes!)

Will this be opposite of VGF with a good balance of 1BR/2BR? Or more of the studio heavy studio only DVC? What about being separate or combined with Poly? Seems like it might be part of POLY since it would be about the same length when released.
That is what I was wondering, but I tend to think they will do it on the cheap so it will be studios only. Hopefully they do add 1 and 2 bedroom units

Well, this cured my current addonitis until points here go on sale in 2024!

I’ll be saving up for a nice 200-300 point contract here. We love the Poly!
This was my thought too. Other than doing the whole internet shopping thing where you add a bunch of stuff (or in this case resale contracts) to the "cart" and then close the window and not purchase any of it but still get the smallest sense of shopping satisfaction :)

I only own at SSR, 280 points; 130 points resale and 150 direct. I am really thinking about this Polynesian DVC but I really like BLT because the extra bathroom. The recent incentives were pulling me to get into BLT but overall chose SSR because of the cheaper upfront cost. I would need to see the layout of the rooms. If they add the extra bathroom it would probably be a no brainer. I also don't think they can move away from the murphy beds which BLT does not currently have

I'd be shocked since it is new construction if they didn't add bigger units. Easily the single biggest drawback (if you consider it one) to POLY.

DLT and VGF both added pretty much only studios. RIV was well balanced but I wonder if because of the high price point and point charts you are seeing they realize its easier to just focus on smaller rooms which create lower point charts. This new tower seemingly will have 40-50% of its rooms as Theme Park View which will be a hefty price tag possibly like VGF2 (which has a small subset of TP views)

Love Poly but hated there was only studios as we have started to stay more and more in one bedrooms. This is certainly a game changer. We just bought some more CCV as a second resort but makes me wonder about Poly2. That said, it is at least two years away and I honestly should have bought CCC when it was first on sale. Less per point and I would have been using those points. This time while I had the chance we jumped. I think they are going to wait to say same association or not. ”future resorts at WDW are none at this point other than RIV. It is crazy to see how folks are wiling to take less years. That is money into DVCs pocket so it might be worth it not to have another ”future resort.” 8 years is a LOT of points saved and a new price.

The Grand Floridian does have 1, 2 and 3 bedroom options though. The Poly does not. Many people who want/need a two bedroom will not see the bungalows as a realistic option. My biggest complaint with the Poly is the lack of room options. I would be shocked it they only added more studios to the Poly with this new project. I would love it if they made a 2 bedroom with 3 baths like BLT or Kidani.

Here are my main questions about this...as a Poly resale owner:
  1. Is it the same association or new?
  2. If it's the same, why not just announce it?
  3. If it's different, why not just make an entirely new themed resort? Why have it be part of the Poly...but not really part of the Poly?
  4. If we can't find out the answer to #1 soon, then when?

Disney's VGF2 announcement was explicit:

Projected to open in summer 2022, these new Villas are an expansion of The Villas at Disney’s Grand Floridian Resort and will be a part of its current condominium association.

There is no such crystal clear statement in Disney's Poly announcement.

As to why not have a completely different themed resort, it's clear from Disney's announcement that they are focused on a Seven Seas Lagoon location, and this relatively small plot of land is best able to support this heavier eight-story building (plus what looks like a restaurant on the 9th floor). Given its extreme proximity to the Poly, trying to have a completely different themed resort so close would be just plain ugly. Disney is better served trying to take advantage of the Poly's popularity.

FYI, for those who might be unaware, BLT was built on its location because solid bedrock could be reached without having to dig too deeply.

Reportedly, two other locations (circled in red) have been considered in recent years:

654655

But borings at these sites showed that the bedrock is much deeper, making them prohibitively expensive to construct a heavy building such as the one being proposed.

IMHO they must be adding larger accommodations, otherwise they would do the quick money grab and just convert more long houses into studios.
