Good idea. I'll play around with that and see. I think realistically I am thinking a contract for 1 week studio with the better views. If we do a short trip with a 1 bedroom in stead so be it but thinking for the start just getting enough to cover 1 of our 2-3 trips in full on DVC since we do flux year to year. Some years we do 1 trip and some we do 5 just really depends on what we are doing outside of Disney.

In looking at BCV and CCV you can drop views out of the equation - there are no view booking categories. Considering for standard view at a couple other resorts is actually very doable - SSR, AKV, PVB and even VGF for most times of the year but buying for studios at VGF is going to be hit and miss a lot of time anyway. If BWV or BLT were in the equation then those are spots I think it's best to buy enough for the largest category - pool/garden view at BWV and lakeview at BLT.

That is something to consider for sure. Copper Creek is more what I like (I love cabins and rustic) and again Stormalong Bay is for him haha.

We have considered if we would tire of the parks but even when I had all day any day access to the parks for a year straight I never really tired out. I am at peak happiness with a Sbux double shot sipping it while sitting on main street or running around taking photos. I'm sure that could change but it still hasn't and I honestly hope it never does.

We really don't care for the new interior designs, theming isn't what it once was. We own BRV for the same reasons, rustic and enjoy the quiet at that resort. We can visit the lodge for food, pool, store, front desk, bell services, and ambiance. BRV can be had for a substantial savings compared to CCV.

We bought BLT thinking that we would love it there, not. We bought AKV thinking that we would love it there, sold our contracts. We bought BCV thinking that we would love it there, grew tired of the pool and the poor views. Have settled on VGF, BRV and our favorite BWV. We use VGF or BRV for our MK/AK park vacations and BWV for our Epcot/DHS vacations.

We do walk around to BWV pretty regularly, but just can't give up the big pool. You can transfer BCV points to another member if they're causing confusion in your account. I'll volunteer to take them off your hand at any time.

BLT is really only good, IMHO, for views and access to MK. Other than that, I find it strikingly underwhelming. But obviously plenty of others disagree given its popularity. I guess that's why there are choices in life.

3 out of 4 people I find who adore BLT like it either for the bathroom setup in large units, or because they have young children in their travel party. This is entirely anecdotal.
 

In addition to what others mentioned, we also looked at the use year distribution of points at our favorite resorts to help our decision

Much of my family loves it as do I. No small children anywhere in the group at the moment and yes, the bathrooms are nice, but that's definitely not the extent of it although I'd list the bathrooms as a positive as I'd think everyone would. I don't really think we're in a 25% category though - just people complain more than they praise.
 
So here I am again year number 6 of going back and forth on DVC. We have come close 2 times before on pulling the trigger on a purchase. The first time we were still a young new couple so figured such a purchase wasn't great. Last time we let the financial side of me get in our way with spread sheets and craziness nad honestly a pushy sales rep made my fiance pretty pissed so we dropped it.

Now with all that said and having 2 friends who own DVC we are looking again. We are strongly considering Cooper Creek. I know in broad terms about bank and borrow, maintenance fees, 11/7 months, and use year but have a more specific UY question.

How do you decide what use year to choose?! We usually travel in September/October and try not to go around holidays (that's for now I know it'll change when we have kids). We also might do a Feb/Mar or a June/July trip as well most years. We average out to between 9 and 15 days at Disney per a year. Always on site and almost always in Deluxe.

Also I know Beach Club has DVC but it hasn't been available for awhile and is a shorter contract. Is there any way to get there still that isn't resell? I know resell is cheaper but I can't imagine saying yes to the resell market just because we prefer to keep it direct and although I know it is a terrible value may trade the points for other hotels if we ever decide not to go to Disney.

So what am I missing?
You may have looked off and on for 6 yrs but it doesn't sound like you're actually investigated all that much so make sure you understand the system well before you purchase. IMO, as you've described it, I simply wouldn't buy rather than buy retail. Unless you're set on CC for most of your trips, buying there and not resale makes no sense. On 200 points you'd be overpaying by roughly $10K compared to BCV or BWV and more for SSR/OKW/AKV. If he's ambivalent maybe you could buy just on your own.

I've definitely investigated. I've been all across these boards, spoke with owners who aren't on here, crunches the number, made rows and rows of pros and cons for which hotels, pros and cons of DVC ownership, and on and on.

I guess that's because people think about every little thing but both my friends who are my age and own DVC couldn't even tell you what their UY is. One just got it as a way to lock in the price of the hotels and just takes whatever is available when he decides to go and the other usually books for her home resort at 11 months. They don't even rent out point or bank and barrow. I think having friends who aren't uber users always looking to maximize the purchase made me wonder if all the stuff meantioned here is even that important.

It's important if your trying to maximize saving and prevent loss of the use or value. If not then no matter at all but you wouldn't be doing spreadsheets, comparing hotels, DVC etc either, you would have just bought and used it when it worked and not when it didn't.

All of that kind of birthed out of being active of the Dis. Had I just spoken with the two friends who own we probably would have just bought. The first time was because we weren't in the right place to amke such a big purchase together, second time was from everything I read here and thought was important, now I'm back on train easy going user. I think I just scared myself because I know I'd be the one in charge of all the minor details of ownership.

The amount of work and preplanning has increased, if one isn't willing to do some of that, I certainly wouldn't buy.

My husband and I have a similar path to yours. Toured first time after visiting Disney 3 years straight. Didn't buy because we wanted to buy a house first. A few years later, having visited Disney every year we toured DVC again. Almost bought, but didn't because we wanted to have a child first. Finally have kid and and house and went once with him staying offsite in a rented house. We knew immediately we needed DVC. Loved our time in the parks with our kid but terribly missed the onsite ambiance and convenience. We bought resale a few months after returning, about 7 years after first looking into DVC. Only regret we have is not buying sooner. We love it. We've been owners about five years now and we do spend a lot less time in the parks and more time relaxing at our resort, so I think home resort is important.
