looking to buy DVC resale...

I am looking to buy a resale of the DVC.....one that is up to date on points...at least 200.....was wondering if the timeshare store is the only place to do that....thank you....
 
Almost all of the timeshare resellers get some contracts. I'd also consider Sharon Eden, ERA Stroman, Cen 21 Kissimmee and the like. Also look at TUG classifieds.
 
In addition to the suggestions offered, which are good, I would recommend that you use any search engine i.e. yahoo, etc. and type in" timeshares". You will find many web sites that sell timeshares. I have found DVC contracts available via private sales in addition to brokers. However, if you do find a private seller's contract I would suggest you use a service such as the Timeshare Closing Service, Inc. located in Florida at 405-370-2373. They can assist you by holding any cash in escrow untill the title clears and provide title insurance. You want to make sure there are no liens against the property. There are also other documents that will need to be completed in order to execute the closing. It is not that complicated. As mentioned above TUG is a good place to start with private sales. I bought 2 resales last year - one through Jaki at www.atimeshare.com and one through a private sale I saw listed in a free internet classified ad.

Both went through smoothly. For the private sale, we did use Timeshare Closing Services which I had suggested to the seller. The private sale had a brunch of banked points and a lower price per point than broker listings (due to the lack of broker commissions for the seller.)

If I ever had to sell one of my contracts (never!), I would definitely sell it privately using a closing service. The member I bought from told me he got SWAMPED from e-mails from interested buyers, some who offered him more than asking price! I totally believe him - it's very hard to find private sales listings around. I got lucky - I was the first to respond to his listing with a commitment to buy. Inquiries to other listings previously found were always answered by "sold already," so I knew I have to jump on a deal when given a chance.

We are in the closing phase for a resale we bought at the Timeshare Store. 150 OKW points, none banked, all there for 2003 for $58/pt and no dues payments until Jan 2003. Disney excercises their buyback rate at $57.75/pt right now.

This was to add on to our 200 VB and 170 OKW contracts so we didn't have any need for banked points. To wait for Disney's list we would have still paid $65/pt. So I feel I got this deal for a steal.

The point is that even with one of the major brokers you can still get DVC points for a steal. Depends on how motivated the seller is and how patient you can be waiting for the right one.

The patience is the hard part!!!:D

Also, as told to me by others here, get on the brokers list of those to call when a good package comes in!! That can be invaluable!!
