Latest promotion from DVC??

Has anyone purchased DVC within the last few months that knows what kind of incentives they are currently offering? We bought last October and they were doubling your points for the first year. We bought 320 points and received 640!!! Just curious if they are still using the same offer. My parents are interested. I'm still under the illusion that buying direct is the way to go (initially). We will probably add on someday through resale...

Just added on 400 BLT and incentive was $12 off for a total of $108.

we took the intro/sales tour this past Saturday. They offered the $8-12 per point incentive and also offered basically a year of banked points. So if we had bought the 160 pts at BLT we would have gotten $8 back per point and been given 360 pts to use. According to the sales rep, DVC offereing two incentives was unusual. Not sure if that's true, but we didn't buy for alot of reasons.

It depends on which resort you want. If you want a new resorts, like BLT, there isn't much availability via resale. Otherwise, I would (and did) buy resale..all three of my contracts and saved thousands of $$$$.

Since joining in Feb I have not heard of buying without $$ off AND current years points if it is not passed the UY, which they do everything in their power to make sure you qualify for current year points! Not unusual at all, but I have to tell you I LOVED having 640 points right out of the gate!

i bought 50 pts at the end of july and the gave them to me for 95 a point and a one time use of an extra 50 points

Sorry folks, but some things just can't go unchallenged because newbies will be misled.

When you buy DVC directly from Disney, you get the points you are buying with very rare exceptions. For example, when we purchased SSR direct several years ago, we got a great price plus we got 100 "developer points" free. Those were truly "free" points.

But the "double points for the first year" ploy is an illusion...a slick sales gimmick to make you think you got something for nothing. You didn't.

If you purchase points from Disney, you are buying the points for whatever Use Year that contract is in. For example, right now if you purchase a December UY, you are buying points from December 2009. Nobody is "giving" you those points -- those are the points you are buying...from December 2009 through the end of the contract.

What DVC is doing in those cases is not giving you points, but giving you an extension of the banking deadline. And they are doing that because those 2009 points you just wrote a check for are worthless. There is zero likelihood that you would be able to get a reservation with those points between now and November 30, so they let you bank them.

There is certainly some value to that banking extension, but you PAID for the points.

I agree that they aren't free - "Free" points are Developer points to get you in the system - and get you using your membership to increase their foot traffic in the resort - AND to set your mind at ease that your purchase is already paying off!

I know that's how we felt when we bought in September 2008 and went back just a few months later and took my wife's family with us! We felt like we were getting use out of our purchase from the beginning! It was awesome!

Technically, dues don't have anything to do with Use Year or points. Dues cover the 12-month calendar year expenses of running the resort (maintenance, taxes, insurance, staff, etc). How those are allocated depends on whether you purchase direct from Disney or resale.

In resale, usually the annual dues are already paid and no reimbursement is expected. That's why you'll see "No dues until 2011" on some of the TTS listings. If they do want you to reimburse dues, obviously everything is negotiable in a resale.

When you buy direct, DVC pro-rates the dues from your closing until the end of the calendar year. So if you close on Sept 1, you would pay 4 months worth of dues at closing for Sept, Oct, Nov, and Dec 2010. For the technical purists, that's actually the correct way of apportioning dues and it's non-negotiable with DVC.

Great point. I think this confuses a lot of people. You pay dues as an owner of a resort. The way they determine how much you will pay is is based on the size of the contract you own at that time. Your UY really plays no role in this.

So, if you buy points in 2010, you become an owner of those points in 2010 and therefore, you only owe MF's for 2010. They can't charge you dues for 2009 when you didn't own anything in 2009.

I felt the same way, used the points for 5 trips (6+ nights, 3 trips in 2 bdrm) from May 2010 thru March 2011 and still have a few points to bank!

There is a difference between developer points and current UY points. Last year, they did give developer points as an incentive. These points were IN ADDITION to current UY points that were given, but they were a substitute for a bigger discount on the price.

Developer points usually have restrictions are not for your home resort. When we were buying, the points were for SSR and had an expiration date. You could use them there or exchange them in to RCI, IIRC.

What is happening now is that they are gearing new buyers to UY's that allow them to get 2009 points. As soon as a UY is no longer in its 2009 UY, then the new buyers are offered the next one. So, those that were buying in February, were geared to a March UY. Once March 1st hit, then they were geared to an April UY.

This allows a new buyer to think they are getting something "free" because they are starting out the membership with double the points. While these are not technically free, they are a benefit to new buyers.

I think the confusion does come in in terms of dues as they have nothing to do with UY, but rather calendar year. The reason there are no 2009 dues owed on 2009 UY points for new buyers right now is because they are buying the contracts in 2010. Since MF's are based on the calendar year, they could not charge you 2009 MF"s when you were not an owner in 2009.

Regardless, a new buyer who chooses to buy a UY that is at its end vs. its beginning, will end up with two years worth of points to use pretty quickly.

The interesting thing is your 10% down payment amount comes off the total purchase cost prior to the developer credit.

My paperwork arrived tuesday morning. Signed and returned by FED EX that evening.

I purchased an APRIL use year, so I recieved 160 points for the 2010 and will recieve an additional 160 points in April 2011.

Congrats on your new purchase! I can't wait until we can add on to our contract as well. Do you mind sharing how much the total cost was to buy 160 AKV points through Disney? Once again, I'm confused how to figure it out because of the two different discounts they offered. I'm just curious because it does seem like Disney keeps themselves somewhat competitive with resales because of their discounts/incentives and no closing costs, yet even with the $10 per point credit, it still seems high. Maybe the 10% down payment thing is where the discount is.
