What is the point of having different contracts at diifferent resorts? Is it just so it is easier to sell off part of the contract or is there another reason? If you have two contracts of equal points, which is your "home" resort?

We own at three different resorts (OKW, Vero and HH) because we want the 11 month window - especially for Vero at Easter and HH in the summer. :Pinkbounc

While some people may look to the future & think it's easier to sell off smaller contracts or plan to leave their dvc to multiple kids, I have multiple resorts because I make several trips per year. I like different resorts for different trips (example - BCV for food & wine), so I have enough points at each of those resorts to book my stay at 11 months. The resorts that aren't that important to me I just book at 7 months - using leftover points from my other contracts.

If you had 2 equal contracts and that's all you had - I guess you'd have 2 home resorts. Even if they weren't equal, you'd have 2 home resorts, but you'd consider the one with more points your "main" home.

You can't sell off part of a contract. You can only sell the entire contract. We made five purchases, four through Disney and one resale. The four through Disney have the same starting number but a different last number. Each of these four could be sold off individually. Two of the four are for the same resort because we liked it there and had an opportunity to buy more.

We have three home resorts because we wanted the 11 month advantage at all three.

As noted, it's because of home resort priority and later sale off flexibility as well the ability to chose which use year to use for those that own more than one use year. I know when I bought my BWV contract I really didn't need more points. Someone on the boards was complaining why I bought more points when I would rent out some at times and my response was very simple, home resort priority. That put an end to their complaints.

All of the above reasons but, mainly we're interested in having the 11 month booking window. Our final goal is to own @ 3 different resorts with the ability to stay @ the original (WLV) every year and @ add on (BWV), and hopefully, CRV,:wizard: every other year.

We're thrilled to be able to visit twice a year but, if we tire of it, can always rent or sell off one of the components.

As for favorite "home" status - we luv them all the same;)

Ahhhhh...I see. I didn't realize you had the 11 month booking window for each contract. I wasn't sure if you only had one true home resort. Thanks for clarifying. I'm in no position to buy DVC right now but if I ever do and there is an AKL DVC, I'd probably get half my points there and half at WLV, and maybe a few at BWV. I love those resorts! Thanks everyone!

Keep in mind, you only get to use the home resort points for the 11 month booking advantage. So if you have 150 VAKL points, 100 VWL points and 50 BWV points, you only can book up to 150 points at VAKL during the 7-11 month window. The other points can't be used there until 7 months prior.

But, if you do like we did, you can extend those 150, 100 or 50 points by three times by banking and borrowing. You only get to use those points every two or three years, but it'll work.

Absolutely...this is what we do with our two contracts too. I just wanted to make sure the OP didn't think that points at all contracts could be combined at the 11 month mark. :)

well some people like it for so they can have differnt 11 month windows
i have 2 because i started in bwv 6 years ago. than i added on they were selling ssr with the extra 12 years so i just added on there. the extra 12 years i will be 72-84 if im around. so the extra 12 years i might not even use or my wife but our kids or grandchildren thats not born yet may enjoy it.
plus the low maint fees on ssr is real nice

We also added on at SSR so that our kids, or more likely, grandkids, will have those extra years. :goodvibes
(And if they decide to sell one day( ), we won't be around to know it!)

And given some inventive reservation technique's, you can extend them somewhat without banking and borrowing that much. Things like reserving two different resorts at 11 months to round out a stay then substituting points on day one of your reservation at the 7 month window and rolling those points over to the next day just before the 7 month window opens.

You lost me on that.

When the 7 month period hits, you can cancel a reservation at a second resort that you made at 11 months (as a backup in case you couldn't get enough days at 7 months) and use those points to make a reservation at the desired resort with the non-home resort points.

I was simply pointing out there are inventive ways to maximize your situation. ONE way is say you have 2 home resorts and want a 7 day reservation at one of them. You don't have enough points to make the entire reservation at that resort and would like to use points from your other resort when the 7 month window opens. At 11 months you make 4 days at your preferred resort and the other 3 days as a back up at your second resort. Then when you are 7 months out from the check out day for your FIRST day at your preferred resort, you call MS. You see if that day is available then and if so, use your non home resort points. You then use those freed up points to reserve the next day of your reservation which will be 3 days before the 7 month window opens for what you are adding. The next day you do the same thing until you have everything set. IF you can't get any of the days, you wait list them day by day and you're still ahead of the others that will be competing at 7 months out and are more likely to get your wait list than the next person.

Thats where the one transfer a year comes into play. You can transfer "morph" points from one resort to the other, I don't have a problem with members doing this it's just the big point buyers making money off multiple transfers. This could be ending from what I read in another post, lots of big contracts going up for resale!

Whoa, you guys! I can tell you are great "planners" and know what you're doing, but that's way too "high finance" for me! But if I ever get into a situation that requires some creative planning, I'll remember who to go to! :cool1: :rotfl2: :cool1:

And thank goodness most DVC members are that way so that those of us know and are willing and able to truly plan can be successful a lot more often than most.
