How realistic is it to try and rent DVC in 2022/2023

We are starting to think about plans for our first-ever WDW trip either this fall or in 2023. I'm considering renting DVC points, but wondering if that is at all a realistic plan with demand being quite high these days? We would be looking for a studio (whIch I know go quicker) that sleeps 5 (so BC, BCV, BW, Poly)

It would either be a 6-7 night stay or split stay of 3-4 nights between two properties. We are pretty limited to school breaks so considering the following time periods:
  • Summer 2022 (June or July)
  • Fall Break 2022 (between Oct 7-16)
  • December 2022 (between Dec 16-23)
  • January 2023 (between Jan 1-8 I was surprised to see this as one of the lower point periods in the charts)
  • March 2023 (between March 10-19)
  • Summer 2023 (probably early June)
I've looked at some different DVC rental sites and don't see many confirmed reservations for this summer. I know that you can put in your dates and request rentals but don't fully understand how it works.
 
DVC owners can book their home resorts as early as 11 months from checkin and the other resorts at 7 months. For March 2023 and summer 2023 you’d be in good shape to request directly from an owner through the DVC Rent/Transfer forum or via an agency such as the DVC Rental Store. The shorter the lead time, the less likely you are to find availability, although it’s not impossible.

ETA- Mid-September through Marathon Weekend in January are the most popular times for DVC owners and book up the fastest. January to September is less popular, thus the lower points costs for that part of the year.

The rental agencies’ websites will walk you through the process.

My typical advice is:

1) First, make sure you understand what the room would be like.
For example, a BCV studio has a queen size bed, a sofa bed, and a bed which is smaller than twin size and pulls down from under the TV.
If you have the sofa bed out and the under-tv bed out, you won't have much room to walk around.
There is very little storage space. The drawers don't fit much, it's a platform bed so you can't shove suitcases underneath it, and there are things in the closet such as an ironing board which take up space.

2) Second, make sure you understand that the cancellation/change rules differ depending on the person/agency from whom you rent.
I believe one agency is: all bookings are final. No change, no cancellations.
The other agency is: you can make changes but you get credits with the company, not cash back.
If you rent from an owner on the boards here, the owner gets to make their own rules.

3) Third, understand the timing for booking.
PP explained the 11 month/7 month rule.
That means people book early.
PP nicely said that you might have luck for March 2023 or summer 2023.
I'll say it differently: It's almost the end of March 2022. You're asking about a studio in June or July 2022 at the most popular DVC resorts? Highly doubtful, even for 2 nights.

4) To answer your question about how it works if you put in your dates to make a request a rental with an agency:
I believe you have to pay something up front when you make the request.
David's has a list of people who told them they have points to rent.
If David's has someone on the list who has points which can be used to make the reservation you want, David's sends out emails to see if anyone on the list wants to make the reservation for you.
If someone replies that they are willing to do it, David's sends that Owner your information.
The owner makes the resie for you.
You'll have to look at David's website to see how what the rules are for when you have to pay.
But it's also possible that nobody on the list has points which will work. Example: if you want to book BCV in January 2023, David's might not have anybody who contacted them to say they have BCV points to rent.
You'll have to look at the website for the other agency to see how it works for them, I don't know their rules off the top of my head.
 
You're already passed the 7 month window on most of your 2022 dates, which means it's rather unlikely you'll find availability to book those dates even if the broker could find an owner with points to rent.

The December 2022 dates are among the most popular DVC dates. Likewise January 1-2. Virtually no chance you'll get a reservation then, unless it's already booked and the DVC owner decides not to go. Even then, expect it to go for a premium.

If you want to go in 2022, I suggest a cash reservation directly from Disney.

Poly Studio for next summer might be your best bet.

However, if you have any room to expand your budget a bit, you could consider 2 studios or a 1BR at a cheaper resort like OKW and that might help you out. OKW 1BR should be readily available at 7 months and will probably come at a lower $ per point, even if it requires a few more points.

Not exactly on point but I believe the Grand Floridian Villa deluxe studios sleep five. The new resort studios should also sleep 5.

The deluxe studios have a queen bed plus a bed under the TV and another that pulls down over the couch (that looks to be a queen size also?)

The resort studios have two queen beds plus the sofa turns into a single sleeper bed.

Might help you find a rental since there is currently an early booking window for Grand Floridian DVC owners for some of your dates (except summer 2023) for the resort studios. That early window ends in May. Assuming you aren’t anti-GF.

I would say 2023 is more realistic. Spring break will be busy so I think if it's a first trip, you also want to take in to account timing. Early June might be nice because a lot of schools (here in Northeast) stay in until end of the month.

Another option is that there are several FB groups which also offers reservations for rent.

Just remember that when you are booking points you are generally booking a nonrefundable trip and it is really questionable whether trip insurance would cover your cost for rented points. If you’re going with kids (sounds like you are) who could get sick forcing you to cancel the trip, this might not be ideal for you.

If you rent points, the odds are that you wouldn't be able to get a refund if you had to cancel and that you wouldn't be able to change anything if you needed to. This is the big downside of renting points--and the big upside of reserving directly through Disney.
 
Thanks everyone for the responses. Lots to think on. I too am worried about cancellation, but had assumed that trip insurance would cover if need be. Perhaps DVC rental might just be too complicated/dicey for our first trip.

We actually are only a family of 3, but need at least 3 sleeping surfaces (hence looking at options that fit 5). My kid has slept on the pull-down tiny bed at the Grand Californian our past two stays, so would do fine on those type beds at least for another year. Non-DVC options would probably put us at a moderate like POR or CB (but I worry my kid would refuse to ride the skyliner)

June 2023 would be a good time. you'll want to start looking around 11 months out, so around July 2022

This is the big downside of renting points--and the big upside of reserving directly through Disney.
This is also why I bought a small DVC contract and just constantly use the rental board to do points transfers instead of rentals. Same cost as rentals but if my kids get sick I can cancel and rebook the trip using my transferred in points.
 
Thanks everyone for the responses. Lots to think on. I too am worried about cancellation, but had assumed that trip insurance would cover if need be.

The problem is finding trip insurance that would cover what is essentially the amount of money you paid to rent points from a private individual. I’ve read lots of reports of people purchasing trip insurance for a dvc rental, but I’ve never read a successful story of someone putting in a claim. (I’d love to be proven wrong on this so someone feel free to point me to a posted story of someone successfully putting in a claim with a trip insurance company in this scenario). One of the brokers offers a kind of rental insurance, but it also basically goes down to zero if you have to cancel right before the trip, and that is the kind of cancellation insurance you need to insure against your kid getting sick at the last minute.

Owners can book 11 months to the day from checkin, so for best selection you should be contacting an owner or signing up with an agency this June, so that when “your” 11 month window opens in July, you have an owner ready to book for you. July isn’t as highly competitive as the fall, so you have a very good chance of being able to book what you want.

and type in your date range in October, you'll find 4 confirmed reservations for Oct 9-15 you can instantly purchase right now:
1 BoardWalk, 1 Poly, 1 Beach Club and 1 BayLake - all studios.

Sometimes you can get lucky there. Not your EXACT dates, but close.
 
Of those choices, I would DEFINITELY pick October. That's a good week most school don't have off and there's probably a Halloween party in there. Good weather, not insane crowded. If you can find Grand Floridian points to rent right now, they have priority at the new renovation building, called resort studios. This is pretty much a hotel room, but that's all you need.

So, go rent some Grand Floridian and book October with the dates you want.

This would also work for July 2022 with GF points, the new building opens late June, I think. You need to do this soon, before the new building opens to all points.

You could also work with someone to try to book this when the building goes up for general bookings. This probably works better with an individual renting out points. This is a pain, because it has to be booked on the phone, and the waits can be really annoying. But once it’s done on the phone, it syncs to MDE like normal.
