How does one know when the sellers sign closing docs?

Does the buyer get an email when the sellers sign or what is the best way to find out when they sign? Also, is it only the sellers who have to get their signatures notarized? Is this the case in every state or does location even matter?

I asked my broker to email me. Then i wired my money. I wouldnt wire before i knew the sellers signed. I didn't have to get mine notarized when I bought my contract

I asked the title company to confirm with me the receipt of all necessary documents. They did and that's how I knew the signed and notarized forms were returned by the seller. I then forwarded the remaining funds. As I was paying cash, I wasnt going to have anything more than my deposit being held in escrow if the seller took a long time to complete the transaction.

It's so good to see buyers making sure sellers uphold their end and sign! I've had to wait twice now for slow sellers and had to threaten to pull out on both contracts. I now only send proceeds overnight with assurance all seller's paperwork is signed and in order!

I didn’t do any requests from my broker so only had confirmation of receipt for my doc and money as the buyer from title company. But because the seller did take a little time, my broker did reach out and updated me about almost a week after closing doc sent to let me know the status of seller. And that was nice and appreciated. Then my next update was when we closed.

I just ask the title agent to tell me, and then I wire.

From what I’ve read buyers have to get documents notarized if they are financing their purchase w/ their loan co. having a mortgage on the contract/points.
I’ve paid cash for all of my contracts and have not had to have my docs notarized.

As others have indicated, the only way to assure they will tell you when the sellers have returned their documents is to hold the funds (other than your deposit) until they do so. You may have to pay to wire the money at that point but I think it is worth it. Also, as the buyer, you don't need to get your signature notarized unless you are financing the purchase.
