Vero Beach Subsidized Contracts

Even if you could just do a 2 bedroom for a few days and split stay the cottage just to test it out. I know pita but with the higher dues, short contract, probably going to be hard to sell in a few years, Etc I would want to be sure. If you love grand cottage then by all means. Sorry if I am unsolicited 🤣🤣

What season are you planning on using the cottage? I'm concerned that you would have a very different experience if your family were eaten up by the noseeums on vacation. I know you didn't have an idea on your past stay.

I still haven't been to the Vero Beach resort, but it looks amazing to me. I grew up in a beach town and it's a whole different experience being beach front vs. across the street from the beach. I do see the appeal of wanting to make it a vacation home. I hope you are able to collect all the information you need to make a decision.
Dont go in september. The noseeums are no joke

In all seriousness, I think the beach cottages, even with the dues at VB are not a bad deal. Don't know that I'd go so far as to say they are a great deal, but, even with VB's high dues, it is a pretty reasonable amount of money to pay for a beachfront rental.

Outside of the beach cottages, I see absolutely no reason whatsoever to own VB points.

I really dont think pricing matters much for rofr anyways. Maybe sometimes, but a lot of times low priced contracts pass through and makes me wonder. That wouldnt stop me from making cowbell offere

I told her that the vdh contract closed and she sounded like she could care less 🤣🤣 if the latest ssr fell through i feel she wouldnt even know 🤣🤣

have not stayed in, but have seen the beach cottages... I think the idea that it is your own private oceanfront cottage with the amenities of a disney resort is what does it...

I put them in the same category as the CCV Cabins - though I would argue you can find cabins in rustic settings more easily than you can find a 3 BR oceanfront house for a comparable price... and for much of the year the points chart is quite affordable on those 3 BR units, which is why they are so tough to get into!
 
haha that could be a whole thread about the cycle between needing to work to buy more DVC and needing more time not at work to enjoy DVC... talk about a feedback loop!
By the time we go to aulani, it will be 6 months since ive had a proper disney vacation (not weekends at vdh) and im going insane. Once every 3 months would be more appropriate
 
That's not a bad thought, and it has occured to me - just how difficult would it be to get one of those using non-VB points. If you're on your game at 7 months, might not be as difficult as one might think. OTOH, there are only 6 of them, and unlike GVs, their points costs are not double the cost of 2 BRs.
I use the DVC Toolkit app and my July trip had a cottage pop up for it for half the trip. I was VERY tempted. Last year we did an ocean view room, this year a 1 bedroom. We ended up deciding that (until we join the comma club) we'd rather save those excess points for a big Aulani trip.
 
Alright, because I feel like doing more math.

VB dues: $14.89
OKW dues: $11.21
SSR dues: $9.19

Average Resale Prices
VB: $50
OKW: $88
SSR: $100

Years left on contract
VB and OKW: 16
SSR: 28

VB: $50/16=$3.13
OKW: $88/16=$5.50
SSR: $100/28=$3.57

$14.89+$3.13=$18.02
$11.21+$5.50=$16.71
$9.18+$3.57=$12.75

So, using that basic calculation (which doesn't factor any time value of money), OKW still looks better to me. If you could get VB down to $29/point, then it would beat OKW. But, even if you can get VB down to $0/point, SSR still wins. To get SSR equal to a $0 VB contract cost per year, SSR would need to be selling for close to $160/point.

But, as you point out, at some point, both VB and OKW probably get pretty close to $0. And, with VB, you would have lost less than OKW. That said, maybe ROFR activity keeps OKW artificially high for awhile.

Any way you cut it, VB is just terrible value and so is OKW. Someone should hit me over the head for even considering VB. But, alas, I threw in another offer last night! I'm losing it.
Replying to you in your VB thread.

I ran some of my own Disney math comparing a 150 resale VB to a 150 resale BWV using Fidelity March average sale prices and average increase in annual dues from dvchelp.com.

I did it with no discount on dues and a 15% discount on dues (assuming you continue your DGC hunt). With no discount I got a difference ~12k for the life of the contract. With the 15% discount I got a difference of ~8.5k for the life of the contract. Not saying that's nothing, but if you have your heart set on a beach cottage (which really does look amazing) ~8.5k is not that significant over 16 years IMO. 🤷‍♂️

I used BWV since it's more conservative than BCV. BCV is more expensive up front, has higher dues, and a higher average annual dues increase (4.1% vs 3.3%). That would make the gap even smaller.

I also didn't factor time value of money, but as I pointed out earlier the up front cost is significantly lower at VB so you'd retain that money as well. (similar to your logic in the rejected offer thread).
