How do you determine rental amounts?

I'm a DVC owner and wondering if anyone has charged more per point when points are rented for a more popular time of year or if you keep to the same rental price all year long.

I keep the same price no matter when I am making the reservation. You would think that a popular time would get more, but those times also charge more points per night. People seem to be unwilling to pay more in points and price per point. I charge $11 per point and have had no problem renting my points at all.

PS: I hope that you plan to hang out here on the DIS and you are not just using the board for your own profit.

What's wrong with the OP coming on just to ask the question? Isn't that what we're here for? :confused3

My opinion? No. I do not think that we are here for a source of free information for people to take, take, take and not give back. I consider the DIS a community where there is agive and take. I sincerely hope that Imtink2 and other lurkers out there will contribute the boards and share their own experiences.

Also realize that charging any amount above about $7 per point for rental means that you are likely making a profit which not only can have tax implications but may put you at risk of running afoul of the "commercial purpose" clause in the POS.

I can't belive you guys are sucking me back in with this.

The above statements are simply not true. DVC has no idea how much someone rents for nor do they care. It is my belief that the use of the word "commercial" has far more to do with HOW the points are used than the price received for rentals. Point morphers, large volume renters, spec. bookers, etc.

There has also been no enforcement that we've heard of or that I'm aware of. Sure some Ebay listings were removed, so we've heard, but those were due to Copyright violations not rental enforcement.

Fact reamins that if DVC can rent so can we.

OP, I'd recommend Spec. booking prime weeks on Ebay. Actually book 6 days avoiding one of the weekend nights. Charge a total price for the reservation, not by the point. Do a direct comparison to the rack rate for the same room through Disney direct (CRO). You can EASILY get $14 per point this way and the renter still gets a deal. Do not use any Copyrighted photos or any other copyrighted material. Make the pre-booked ressie in your name originally and then switch it you your renters name later. Be sure to get all names and addresses of those staying in that room.

Good luck, I'm sure you'll do fine.

The statements I have made are true and are backed up by a number of statutes and regulations upon which Disney could rely for enforcement. There are means by which it is easy to enforce and means by which it is harder. The only issue that matters in the context of this discussion is whether they would have grounds to use this as a criterion (whether they do so or not is a different question). They clearly can.

Unless these were your own eBay listings, how would you know they were copyright violations instead of a rental enforcement? Perhaps the letter you claim you received from Disney legal did have some strong basis for concern.

Even a copyright violation could have resulted from a concern for rental enforcement.

I didn't mean to get a heated discussion started. Thank you for your responses and information. My question has been answered.
