I was just browsing to day at the timeshare store and I was just checking out the DVC resales. I could not believe my eyes when I saw all the resales that are available right now.Do you guys think that people are getting woried about DVC selling to some body else?( Like Marriot) I just cannot get over the amount that is on there right now.
 
Wow! You weren't kidding. I just looked too, and that's the most I've ever seen listed on there. Well, I won't be selling my points anytime soon. But if I were ever in the market to add on again, I'd sure pursue a resale. Especially now that points are going up to $95. :eek:
 
I look at this resale inventory on a fairly regular basis, and I too think it has been creeping up. Not an overnight jump. I suppose the more members there are in general, we should expect to see the number of resales increase, but I doubt it is an increase in percentage of total outstanding contracts. Just a guess.
 
Maybe they are gaining market share of the resale market?

And what percentage of the ten's of thousands (maybe even the low hundred thousand) of contracts do you think that the listings on that web page make up. It would make more sense to think that the majority of the contracts that get listed for resale are from the earlier of purchases that are selling their contract not only clear and free of purchase price and maintenance dues, but at a profit. They may have had their fun with DVC, or possibily are going to buy into the "new" DVC 50yr contracts. Or maybe they just didn't like DVC or couldn't afford it.

I'm gonna hold onto mine, we are having too much fun and making DVC work for us!

There are a lot of listings, but 25% of them already have offers pending. Also, remember that a lot of people have more than one contract. If we were to put our DVC points up for sale, it would be listed as 3 separate contracts. We own 200 BCV, 100 BCV, and 100 VWL.
 
I also see that unfrequent users are seeing this as a really profitable time to try to get out....some of these people will make a few dollars on there sales...
 
Does it seem like the October use year is under-represented in the points for sale?
 
Until someone figures out a way to move SSR a few hundred miles to the left, we're satisifed with our purchase. :)

We purchased with the intention of vacationing at WDW. The timeshare management company is a secondary issue.

You have it backwards. The best time to buy stock is when people are selling. The same could be said about any investment. I say that all of those sellers means that it's time to buy DVC.

Points, points everywhere, and no $$ to buy:mad: Seriously, I watch the boards regularly, and there are very few good contracts that appear. Most of the ones on any of the boards are pretty well stripped of points. Timeshare Store has, by far, the most contracts offered for sale, probably because they are the biggest and sell the fastest. But if we members amount to about 65,000 or so, I would say that the sellers amount to about 1-2%. So I would say that people take all the vacations they can, and then sell before they have to pay next year's dues. So where are the contracts where the people are selling because they don't use their points??:confused:

I think Zurgswife is right here. With prices for resales up, ppl are seeing what they can get. Most of the inventory tho is not that great, as Cruella points out; way too many stripped contracts (could it be that they are renting out all the points then selling off the contract?). The ones with points left tend to be at OKW, HHI and VB. Hmmm.
 
does anyone know what price resales were selling for 1-2 years ago, as far as $/pt

We just agreed to buy a DVC at VWL taking advantage of the current glut and I'm curious if there's been a recent run-up in price.

Also, it seems to me that with the new SSR there will be more points available and still limited rooms and "on-site" properties like VWL, BCV, and BWV. Does anyone think that it will become more difficult to book rooms at your non-home resort. Obviously this is my first post, and previously people have pooh-poohed the idea of the home resort being that important, but that was a decisive factor for us. The resale price difference between vero beach and beach club seems to suggest the home resort is important. Any opinions?

First, welcome to the DIS!

IMHO, Home Resort is VERY important. If you read this board for any amount of time, you will hear the board mantra over and over again: "Buy where you want to stay." There are several reasons for this. The most basic is that you can book reservations at your home resort up to 11 months before your trip. You can only make reservations at the other resorts 7 months before your trip. The home resort advantage really matters if it is a busy period for DVC (DVC busy periods aren't the same as WDWs). It can already be tricky to book into a non-home resort during peak periods, or to book a Grand Villa.

Also, although you may pay less upfront for a contract at VB, you will pay more in MF (Maintainance Fees). VB probably isn't a good choice for your HR if you're planning on using the majority of your points at WDW.
 
Beach Club Villas are also more expensive since as the newest completed resort, there are fewer properties for sale so the owners pricing in the mid to high $70's might be hoping that the supply/demand equation is in their favour

"Buy where you want to stay" is the first thing I learned from reading through posts on this forum before I purchased. There seems to be less concern about use year, but the home resort "mantra" is pretty much unanimous.

If you research resales on this board, the trend over the past year seems to be that prices have come down a bit in the last few months.

Why so many resales on the market now? Could be the Comcast threat and shake-up at Dis has made some folks nervous... lots of rumors flying about. It will be interesting to see what effect the increase to $95/point has on resales.
 
In all fairness, anytime you read a public forum you're going to get a variety of opinions. In the past, I've read posts from people who thought they were the "smartest guy in the room" for buying a VB resale at $52 per point and always using their points to book WDW resorts a 7 mos.

I've also read of people who were ENCOURAGED to buy VB by their DVC guides becuase they were told they would have no trouble using those points at a WDW property.

But by and large, most folks here do preach the "buy where you want to stay" mantra. You can never go wrong with that approach.

If there turns out to be any truth to the current VB sale rumor, it really won't affect us very much. Yes, it was a nice selling point to know that VB and HH were non-WDW options in the program. But it will probably take us a decade to work one of those resorts into our travel plans.

I'm following the VB rumor, as I'm sure many here are, but it doesn't really concern me. As I stated in a prior post, even if Disney transferred management of the entire DVC program to another entity, you probably wouldn't see our contract listed on a resale site anytime soon. Our intention was to buy into a resort on WDW property, and that's what we did. Whether DVC or Mariott or some other company manages the property is a secondary concern.
 
My concern is not so much sale of DVC. It would be sale of the parks and subsequent mismanagement resulting in lower demand. The parks could even be sold to separate companies. And the parks are dependent on the movies and TV stations for advertisement. (That was Walt's idea from way back.) The two need to work together.

Mismanagement of DVC could occur under Disney as well as any other company.

I'm not scared. I think DVC is a good investment and I plan to enjoy it until 2042.
