??? for those who bought resale recently

Hi! Congratulations for all of y'all who have recently purchased DVC. My dh and I hope to soon join y'all. We've been looking over several selections and have a few questions, if you wouldn't mind giving us some input.

We're not 100% sure what we should offer as far as paying dues. It was explained to me that generally, the buyer is expected to pay and/or reimburse the seller for dues for the current year. I noticed some of y'all posted that you paid "prorated" dues. What exactly do you mean by this? For example, if we were looking at property with no 2003 points, and 2004 available to us in June, would you prorate 1/2 years dues? Also, did most of y'all just offer asking price, or did you offer a little less? Any info you would be willing to give us would be greatly appreciated!

Hi! I am very excited for you! Here are some of the specifics on my contract:

1. We paid asking price, we previously lost a contract by negotiating for a lower per point price....Disney bought it.

2. We aslo paid prorated dues for the year in which we closed on the contract...not for any previous year's points. The broker figured it all out for us. This practice makes it less desirable to Disney.


In short, I think you are not really negotiating with the seller, but with disney...they can buy back whatever they want.

We just thought losing the first contract we had for a few hundred was so pointless, since we were going to be paying thousands anyway....we should have just left it alone rather than ask for a lower per point price.

We closed in December and paid asking price ($71) to get past Disney's ROFR. We even considered offering $1 or $2 more than asking but Jerry at Timeshare Store said he thought we would be ok and we were. Our contract has an Oct. use year. Since we closed in December, we only paid dues for one month (1/12 of the yearly dues) for 2003, even though all of the points were there for 2003. We also did not pay any dues for points banked from 2002. Good luck!
 
We closed in October and paid 1/4 of the 2003 dues even though all the 2003 points were banked. The seller was asking 72/pt, we offered $71.
We might have gotten away with a lower offer, but with all the 2003 pts banked we were very concerned about the ROFR. It does make the whole process a bit more interesting...:earseek:
