I am still considering purchasing CCV or RIV
RIV is 25 per point cheaper than CCV
IS the general thought that the RIV Resale against CCV resale delta will settle at greater or less than 25 per point?
Obviously just speculation but looking for opinions.
 
Oo Oo - so if you're an existing member is the lowest rate 8.9% for financing direct add on points?

I believe so, if I understood correctly. I think that's the 20% down rate. It's higher for only 10% down.

I was told on Tuesday that if you put 50% down, it's 4.75% for a 1-year term. However, I don't know if membership status impacts that rate.

No one really knows and CCV has its downsides like tons of MK resorts with longer contracts.

I wouldn't let resale price decide between RIV and CCV because honestly you never know what will happen. CCV already has a studio issue and that could impact pricing. You will also have BRV being resold in 2042 at the same resort which could also impact pricing (like how CCV impacts BRV pricing).

Like you said $25/point savings right now adds up over time, you might not sell, and CCV could get a reputation for never having studios available (regardless if its true).

Downside of RIV is you can't use resale points to stay there (unless you buy RIV resale) so that might be a deal breaker for some.
 

I was cleaning and found paperwork from Copper Creek from a few years ago and the price per point was $182. :headache: Pesky!

I should have bought it then, and I would have only needed 75 points!

Oh, well.

I too do not believe resale value should be part of the decision. Choose the resort you want to have home resort priority and which one you may be happier at if you could not trade out.

Another option of course is to do what others have done and is split it to own at both. The plus is it gives you home resort at both but the negative is you have half the points at each to use since each cant be used at the other until 7 months,

I have points at CCV already just resale. Strictly buying for benefits right now. Riv restrictions suck but currently I cannot book at RIV so figured maybe I would just go with that.

Then I would go with RIV. I know when I bought I knew that given all the other contracts I owned, RIV would simply be the last one ever sold if we had to sell.

Of course, I also sold a BWV at a $53/pt profit when I bought so my net cost was around $120/pt. I’ve never worried about it,

I will say that when I just got my BLT resale points and had to rebook October with the 100 banked points I had to use by November 30th, I got all excited to see a 1 bedroom at RIV for 3 of the nights for 99 points until I went to book and the contract didn’t show because it can’t be used, Sorta made me sad....lol

So I am glad I have other points to used there.

Well, at least with CCV, you do have a general idea of what resale is RIV is harder but the few that have sold seem to be doing better than many of thought they would.

Definitely then a tough decision.

$20-$30 difference long term seems right to me. But who knows.

Honestly though, I had considered buying DVC back when Grand Californian was new, then when Poly was new....also back when 25 was the minimum buy-in. (I wasn't paying attention when it went from 25 to 75. :headache:) I chose not to buy based on finances at the time, but it's hard to remember that part now.

Since there is no way to know which will sell better compared to what you pay now, just go with the one you like better/would give you more advantages:
  • Do you really like CCV and do you wish you had more points for longer stays or bigger rooms? Buy CCV
  • Or maybe you have enough CCV and would like to stay at RVA sometimes? Maybe you want an Epcot area resort or like the skyliner, etc? Get RVA
  • Would you want a FW at either? Maybe X-Mas at CCV or Food & Wine at RVA?
I do wish we had a crystal ball to help us with these things... but then if we did have one I would probably first look up the election results so I can either relieve stress or start packing 🤣

But seriously, since you already have CCV and can borrow for bigger rooms, and since you are buying strictly for benefits, I say get RVA. We don't know how resale will be so at least you don't already have home resort advantage and it's less money right now. You can use the savings on other stuff. Like getting more points 🤣
 
I'm finally IN. Years of hemming and hawing and hundreds of rented points later, I'm now direct. 200 at Riviera in two 100 point contracts. First, I celebrate! Second, I mourn our bank account!

I think I calculated paying $510 on 2020 MFs, so on December 1 I'll have 400 points to play on only $510 in MFs. Add in the acquisition costs (about $1280) and I'm still under $2k for points that would cost from $4000 to $7200 to rent. I'm happy I didn't rent and put off buying for another year.

So one thing I learned is that a credit pull is required when requesting a different use year. I was told if I kept same UY there would not be a credit check. We are paying cash so it's not a finance issue.
