Direct price increase coming 5/27

Makes me think I should sell my SSR and buy direct at another property! I am not a big FOMO person, but between the discounts on AP, Dining, Merch, I could see the potential of a couple hundred in savings each year if we do it right. The math is damn close....
 

With a higher price now for direct SSR, hard not to see resale going up as well.

Definitely makes sense that recent gains will hold, and with potential for more gains if DVC overall continues to be strong.
 
Hmmm. I had emailed my guide about buying SSR direct on 5/24 and am hoping that gets me the price and promotion lock-in, should I decide to go forward - but my guide is on vacation 5/26-6/1. Given the rise in resale prices, I had been debating selling my existing resale SSR contracts and rebuying them direct so that I’ve have them as unrestricted points. Wasn’t decided on if I was going to pull the trigger. On 5/24 I was told my UY - Sep - had points. I guess I’ll find out when my guide returns. Certainly if I don’t get the pricing, I’m not doing that. For $180/point, I’d rather get AKV points at $186.

It's an endless cycle right? The difference between resale and direct is so small, you might as well go direct. If you go direct, it's a sold out resort. So ROFR goes up to meet demand. ROFR goes up, resale prices go up to avoid ROFR. Resale prices go up..it makes more sense to buy direct.

Nah. A giant direct price increase breaks that cycle, and will soften demand for Saratoga springs direct, which will reduce the amount of contracts they need to ROFR, which Will stop putting upward pressure on pricing (although it won’t put downward pressure on pricing). I imagine Saratoga Springs resale prices will stall out for a while. Inevitably, they will rise again if the economy stays good.
 
So did the price go up today? I am not sure where to look and my agent did not return my email from yesterday.

I mean that's technically correct but I'm surprised as most people don't know OKW isn't actually deeded as OKW and VWL is probably shifting further from some memories. (Just interesting and surprising is all of course).
 
So, I ran some spreadsheets and SSR at $180 is still less expensive than OKW at $165 in the long run, assuming an equal rate of dues increase. Part of that is the difference in dues amount, and part of that is OKW is a longer term. But even if I compare an equal length of years, SSR is still slightly less expensive. Just more upfront outlay and it doesn't feel as good to say $180 as $165. :rotfl2:

So with these new direct prices do you really think VGF2 is going to open for sales less than $255/pt? I do not think so, especially since sales won’t begin for 6-9 months from now.

The 11 month advantage at OKW is probably worth the price difference. If I was buying new I would be looking at OKW. Even if my heart would say "buy AKV"

My current contract is AKV so I am good there. :) Doesn't OKW usually have good general room availability also?

No, that’s from the UK Information document linked at the bottom of every page of the website which is the only place on their regular website that they keep consolidated updated pricing
 
Once they increase a price for a resort per point, does it ever go back down in price? Guessing if they want to "lower" the per point pricing they mess with the incentives and not the actual per point pricing?
