Current promo and ROFR

What do you serious DVC members think of the numbers being so close between Current price and the ROFR. I have friends on the fence, and I feel it is almost like a free pass to try dvc. Any opinions?
 
We just did an add-on for SSr points with the new program. Had tried to get additional points via resale but got ROFR'd. The price difference was $5.00 between the resale and going through Disney. And I knew I was going to get the points I wanted. BTW, the resale points were not SSR, but we're not real picky about were we stay. We love 'em all!! :goodvibes

Don't know if this really answers your question or not.
 
We were in the process of buying a resale when this new offer came in. The difference in total cost was $490.00 So we cancelled the resale and bought through disney. I think the only thing that may start to effect people is that the points disney is giving you at signing need to be banked by the end of November.

You are correct that the points need to be banked by the end of November for a June use year but I would speak to your guide if you are planning to purchase. They may be willing to extend the banking deadline for you. It's worth it to ask. Annmarie
 

I was advised by our guide that we will have until the end of December to bank our 2005 points -so, you should have no problem as long as you mention it.
 
Thinking about getting more points this way and I have a few questions. That would bring the price down to $83.50 per point, right? Does Disney pay the closing or the buyer? Any fees covered by DVC? What about the MFs?

It comes out to 83.30 per point. If you are an existing member you need to add a minimum of 120 points to take advantage of the offer. Disney pays all the closing costs. And the MF's are pro-rated through the end of the year. Pretty much when you put down your deposit is the day that start the MF from. I made my deposit mid Oct so at most I will have 2.5 months of fees to pay. Plus you get all of your 2005 points.

You would get a December UY.

UNFORTUNATELY all the 2004 SSR Dec UY's are gone, only 2005 DEC UY's remain. So you would NOT get any 2004 points that you could bank, only 2005 points comming in 12/05.

This is directly from my DVC guide, as I wanted to do an SSR add-on (under this promo) when my BCV wait list came in 10/31/2005. I am currently on a waiting list for cancelled SSR 2004 Dec. UY sales. (My guide doubts that there will be much luck!)

We just signed up for 200 points on he new promo & we will have until end of december to bank
 
What I was meaning by the post was with the current price back to $83 and change and the current ROFR price from Disney at about $68-73... for $10(-15) a point you can try it out(for about the same price as renting points I might add). SO for me I was saying to my friend , she could try it for a year or two/three, and if she didn't like it, her cost (estimated) would be about $10-15 a point plus dues. To me it seems like a no brainer, if you are on the fence it seems like a great price on a test drive (of course who has returned their DVC points, ...not many :rotfl: ). Any serious number crunchers, and experts on ROFR have any comments?
 
So let me get this straight. If we buy into SSR now with the current promo we would bank our points for 2005 so that would mean we would have dbl points next year? What would my UY be? Could I pick my UY? I am new to all of this. We rented points this past Oct. and had a really nice stay at BWV and now my DH is looking into DVC since we got the letter about the 15% off. How much is maint. right now? So confused right now!! :confused: We looked into it before and my DH was on the fence. Now he has crunched the numbers and like canwegosoon said it seems like a no brainer.
 
We just purchased 200 points on the weekend. Our use year is June-may. we are going to be able to bank all 200 points for next use year and because there are only 2 months left in this year we only need to pay for 2 months dues and will still get the full points

I think the cost will be more than you estimate - your friend would have to pay the broker's commission to resell her contract. That could easily add another $10 per point to her cost. Plus, it may not be so easy to resell SSR if Disney is still selling it. For example, given the current incentive Disney is offering, a savvy buyer who wanted SSR would buy directly from Disney. I see no reason to believe there won't be incentives 2 or 3 years down the road.

If your friend want to "try before she buys", IMHO, she'd be economically better off if she rented points for a few trips rather than buying with the intent of reselling in 2 or 3 years.

Thanks Carol for your suggestion, but do you have to pay a brokers commission if Disney ROFR you? and don't forget we are talking about numbers 2-3 years out...I know SSR is a huge resort, but heard from a friend that the area that was going to be built on the old treehouses is a no-go due to wetlands(so there might be less than origionally thought). Anyone know what % of sold they are at now? Thanks.

Absolutely. When you sign with a broker, the broker's job is simply to find you a buyer. Whether that buyer ends up being a third party or DVC itself, you are still obligated to pay the broker.

And, it's also worth noting that you DO actually have to find a buyer before ROFR even enters the picture. DVC does not buy contracts back directly.

The treehouse land has never been part of the development plans for SSR. There are 12 buildings either open now or on the verge of opening and another 6 under construction set to open in 2007. That's a total of over 800 rooms--50% larger than OKW, about twice the size of BWV and 4x the size of BCV.

Chances are they will continue selling SSR points for a minimum of 3-4 more years.

Ok wait. Tell me if I am reading this properly or not. Are you saying that some of the rooms in the new phase 3 of SSR will be bigger (by 50%) then those at OKW??

And if so how would you go about requesting a room that is larger than the ones they currently have built??

No, I'm saying that the resort will have 50% more rooms than OKW.
 
tjkraz..thank you for that information...but I know I was told on my March trip by a CM at SSR that DVC had plans to tear down those houses and make more units...but may be it never got out of that planning stage. Thanks again
