Why does my DVC contract say AKL - Kidani?

I'm just about to sign my DVC contract direct from Disney - I notice it says AKL - Kidani and not AKL Kidani and Jambo. I thought if you had AKL as your home resort it was either Kidani or Jambo. I only want to stay at Jambo, so this has rung alarm bells!

They are owned in the same condo association, it doesn't matter which one your deed says. You always have ownership of a particular unit. I have a very low number unit at SSR.

You get priority at both, but there have been some computer glitches, because they show up as two resorts in the RAT.

You are deeded a share in a specific unit and therefore, it will be based on the actual location of where your shares are,

So, your unit is in Kidani and that is why it is deeded that way. But AKV is all one condo association nd therefore, both are considered your home resort for booking purposes and you can reserve either, regardless of which building your ownership is in.

I’m in the process of signing my purchase documents for AKL and mine says Kidani as well. Guess were neighbors 🏠

All of my contracts are Kidani and I’ve been able to book both Jambo and a Kidani at the 11-month mark. I just click both resorts online when I’m searching.

Congrats on your purchase!

Deb

If you really want to own at Jambo, you can ask if they have Jambo points. They were able to do this for us this past summer when we added on a small number of direct points. We love both sides but Jambo is our favorite and DH really wanted the deed to say Jambo.

Is it possible for them to (one day) separate Jambo and Kidani? I've seen some language in other posts referring to 16 resorts, including Riviera -- this seems like they count Jambo and Kidani separately. We like both, but they each have their strengths... I'd hate to lose the 11-month window at either one.

They were put as part of the same condo association so I dont think it would be an easy thing to do, even if it legally could...which I am not sure they can. It would be based on how the POS is written,

The 16 resorts refer to the booking categories and since Kidani and Jambo are different resorts for booking, even though owners at either get the 11 month advantage.

I have 2 AKV contracts - one for each location. I use them interchangeably at the 2 locations. It really makes no difference.

Oh how exciting!!! I spoke to my Disney guy today and he confirmed it's just because the Deed is at Kidani as it was built later. But home resort is Kidani and Jambo as a whole. Isn't this thrilling? When are you planning to go?

Theoretically, if the rules allowed it, everyone that owns all the shares in the same unit could stay there all year right? So, hypothetically if you knew all 50 or so families that collectively owned all the shares in the same studio unit... we could all bring sleeping bags and never have to leave the resort. That is if they didn't have rules about max allowed people sleeping in a room, hmmm that's a shame.

Lol. But no, it actually wouldn’t work that way because at 11 months out, everyone gets a shot at your room, even if all owners of that unit are trying for it, another owner could be you out and they get to stay there!

Ah...oh well. Fifty some odd families sleeping in the same studio is probably pushing it anyway lol.

What you saw about 16 resorts were posts referring to a waiver of ROFR used for resale purchases created by someone at DVD in July which suggested that post Jan-2019 resale purchasers could reserve Riviera. Whoever prepared it was both wrong about resale purchasers reserving Riviera and about whether there were two resorts at AKV, which view was apparently based merely on the fact that the reservation system is set uo to reserve each building separately. DVD recently realized that waiver was an error and withdrew it.

As to wheter they could make Kidani and Jambo separate DVC Resorts now, which would be a material and fundamental change to the POS for the resort, the answer is legally no unless all the member owners of AKV (not just DVD as a proxy) actually vote to make the separation, something that will never happen. DVD can, of course, turn it into two separate resorts in 2057 after the current AKV DVC Resort expires.

Gotcha! That's what I thought, but I wanted to confirm. Thank you!
