when to ask for ressie, how far out?

I thought I posted on here but now can't find it???

anywho, I've never rented points before and am wondering if it is to soon to start asking for a reservation for a January 08 stay for a 2 bedroom at SSR?

It is 10 months out and I also am nervous about what if something happens and I need to cancel? (we have aging parents, always a concern) how does that work?

how hard are 2 bedrooms to come by? how soon to book?

I understand resorts are getting busier this time of year despite still low season for parks?

any help really appreciated, advice? anyone?
 
It definitely isn't too early as SSR owners can make reservations at 11 months out. Also, if you want a 2-bedroom, the earlier you can book the better. I'm not really sure how busy that time of year is with regard to the DVC resorts (SSR in particular) but wouldn't have thought you'd have too much trouble. In terms of how it would work with cancellations/changes etc. that is something you would have to agree with whomever you were renting points from. The way I have done it (as one who has rented DVC points in the past) is that I paid a deposit when the reervation was confirmed and then the balance was due so many days before travel. You may find the owner will want final payment at least 30 days before as that is the last time they wold be able to cancel the reservation without any detriment to their own point status.
 
making deposits now and paying in full 30 days out is okay with me I'm just nervous about how all those arrangements are normally handled and how flexible they are.

I would absolutely never make anyone lose their points, I know what those things are worth LOL! 'cause I don' have any!

so having said all that, and having done the DVC tour, so understand most of set up, what else can anyone tell me about how far out an owner needs to protect their points. . hard question I guess as all UY are different?

oh boy, any owner with lots of experience renting points want to help me out here?

btw, would no think changing/cancelling would even be an issue at all just trying to see from all sides.

reassurance, cautions?
 
I have not done a lot of renting but have points for rent that would cover the reservation and my home resort is SSR. I would require a deposit and full payment 35 days before travel. They put the points in holding and can't be used except special situations after 30 days. I think it would be smart to sign a rental agreement to protect both parties with all the parts of the contract spelled out so if one side does not do as they agree then the other has it in writing.
