What would you fix before putting a house on the market?

How would I fix this house? I would get the other 7 leeches to pay for living there and then I could afford the mortgage.

Ohh and she still wants him and me going to live with her...

Sounds like what the boyfriend's PARENTS really need to do, not a girlfriend. In my house? No way, no how that number of adults would be living the lazy on my mortgage. Step up or step out, kiddies.

I mean, is this house close to some of the homes you see on hoaders and what not? If so, with the issues you said the home has and it is only 9 years old, I can tell you I would not even want to look at the home. If I drove up to see the house and saw a shower curtain on the window I would think "what else is wrong with this house that isn't visable?"

We just recently closed on a house and I can tell you we looked at short sales and foreclosures and did not choose either of those. The foreclosure home had mold in it - the home was 3 years old. I know with it being a foreclosure, I would have to do some work, but I said to heck with it. The shorts sale home had bugs and was only 7 years old. It didn't have the granite or hardwoods that I would like, so I would have to install those, which brought the price up to a home with everything we wanted at the price we wanted.

We finally bought the house that had 90% of what we wanted and only required paint on the walls to cover up the outrageous color's the previous owners had. We did not buy a short sale or foreclosure and still came out ahead. After our bid was accepted, we had the apprasial and inspection and guess what - our home actually apprasied $20,000 more than what the bid was.

So, to answer your question - it is a buyers market and a buyer will continue to look for the home that is the best value for what they want. The house we have is on 2 acres, has hard woods, granite, and fire pit with pavers in the back. The foreclosure had 75% of what this home has and the short sale had 80% of what this house has. All three homes were around the same price, we waited and got the most bang for our buck.

Now word of advice . . . . MOVE OUT! Do not live with this woman or the others there - they are all succubus' and will drag you down to their "dirty" level. Get out now while you can . . . I'm taking it that you have lived in the house rent free for a few years, so you should have enough money to move out and get your own place with your DBF.

I ditto this! This home will go into foreclosure. I just purchased a home 2 months ago. I looked at close to 25 homes....including shortsales & foreclosures. Honestly, I nicknamed the shortsales "sh!*&sales". I wouldn't even consider them.

I waited a month and then, I went to see a home in a neighborhood I didn't think I could affort. Guess what? I got a home that was in brand new condition, 50% larger, and in an awesome neighborhood for half price! Yep, the owners had been transferred and suffered a medical issue where they just were at the point that the wanted out. I got a heck of a deal.

Buyers don't have to settle now...there are dozens of nice homes out there and you can steal a great one now. Good luck in whatever happens. I hope it works out for you. I'd say get out and go get your own place nearby the bf's mom so she feels a little more secure. Independence is a gift in its own. :goodvibes

So I'm guessing the only Breadwinner-her boyfriends father- is now deceased and there is no way to pay the mortgage with the 7 non working people in the house.Hoping to sell the place so Mother has some rent money.

The more things you mention, the more that I think this house is never going to sell (and it DOES sound like a total gut job rehab to me)

I wouldn't want to be living with this woman who doesn't seem to be interested in protecting her own investment, which means she probably isn't going to be concerned with being responsible with your posessions that are in the house.

I think you seriously need to consider finding a roommate that will be more responsible and not get yourself enmeshed in other people's fiascos anymore. It's always something.... :sad2:

YOu took the words right out of my mouth! What the....? 8 people living in a home that is on it's last legs!! Sounds like a Free For ALL!! I would be afraid to see pictures of this house. Also, how could you live in a house that has broken windows/glass? It's dangerous, it lets bugs and other critters in and lastly you could possibly be robbed. This is not a good situation.

So I'm guessing the only Breadwinner-her boyfriends father- is now deceased and there is no way to pay the mortgage with the 7 non working people in the house.Hoping to sell the place so Mother has some rent money.

The deceased person is the mother of an in-law. Nothing to do with this house or anything else. It just brought up a fear in me when I heard the story.

The house doesn't look like hoarders, but it's grit dirty. Like the blades on the ceiling fan were an inch thick covered in dirt, spiderwebs in the corner, grout is filthy (floor and countertops), mold in the in ceiling of the bathrooms because people like to take 5hr showers, dirt on any of the ceiling fixtures/lights. It's eye level clean, for the most part.

I keep the kitchen clean, and the shower. My bf cleans the toilet, his mother cleans the living room and hallway. I actually keep my stuff separate, and in the room. Every one else keeps their own room clean.

It's his mother's friend that lives here with 3 kids (two teenagers, and a 10 yr old). No rent, no help with the bills. Maybe the electric every few months. His mother pays the gas, we cover the water/electric.

His father covered the mortgage, but he walked out last year. There's nothing good to say about that person, nothing good at all. That's when the friend moved in. His mother thought she'd pay rent which would help pay the mortgage. It's probably only costed her more money and more headaches. But it's made her see what I do to actually help around here.

It is a free for all around here. I'm surprised this house is still standing. It is what it is, can't change the past, can't change other people. So the best outcome is to get the house sold in a short sale, and every one can go their separate ways. My concern, like every one else has posted, is it doesn't seem to be in good enough shape to get a buyer in here fast.

Exactly. And splitting the cost of a freaking lightbulb 8 ways? Are you kidding me? All 7 of those people should be contributing to household expenses.

So then you and your bf should take it upon yourselves to get jobs and help his Mother out. For pete's sakes, clean the grime if you see it. Just because you didn't put it there doesn't mean you shouldn't help out. And mold just doesn't appear because someone takes a shower.
 
This whole thread is so darn depressing. I don't know about the Cal. market but my home was sparkling clean, had new tile, freshly painted inside and out and completely maintained (30 year old home) it took 2 years to sell and many, many price reductions. We also had to remodel the kitchen counters, hardware, backsplash,light fixtures, etc... before we got an offer. This was in Texas and it was a painful experience, but not a short sale or anything.
 
I don't think there's any way that house is going to sell. Dirty + mold + broken down + no maintenance + ant problem = FORECLOSURE.
 
I still don't understand where you, your boyfriend, and his Mother plan to live if you sell the house. Does anybody have a job? How would you pay rent? I don't know about Modesto but around here rents are going sky high as people are moving out of troubled housing and into apartments etc.

Really, wouldn't it be better for you all to just .... clean up the house .... and go get jobs and make the mortgage payment? 3 working adults (not even counting the family that has moved in) should easily be able to pay that mortgage payment and take care of a house. And replace the light bulbs. Buy a couple gallons of heavy duty cleaner, some masks, and scrub the place down. It may not be granite counter tops and whatever but there is no reason it shouldn't be clean.

It's not like you have kids to care for or anything. How is this even an issue?

I wouldn't fix anything though. You can clean, but don't put your money into a not fixable situation.

Sure there is something good to say about your BF's father: Unlike everyone else surrounding this situation, he paid the bill he was supposed to pay.
 
Not all of California is in a good market. There are lots of homes in the high desert community (San Bernardino County) which sold for $200-300K and is now only worth $75-125k). Also, in certain Central California counties as well.

I am guessing there will be no sale.
