What is the last repair you've had done to your home?

I jsut had all of my windows replaced and I hada cracked and bowing ceiling in the back room that is getting repaired currently. They tore it all down yesterday and the new one is going up today.

We have a guy coming tomorrow for an estimate to stain our deck. Our deck is app. 1400 sq feet and we had to completely replace it 18 months ago (that hurt $$) and we had plans to stain it in the fall but weather and our schedules did not cooperate. We have decided to forgo doing it ourselves and hire it out because it was too expensive of a project (the replacement) to risk letting it go much longer without stain.

So far this year… had a painting company remove popcorn ceilings in our halls & stairway, repair the ceilings & walls where we had removed paneling & then paint everything plus the railings on the stairs. We removed the carpets before then, the new carpets are being installed Tuesday. Our washer died & we got a new one about a month ago. And last week, the crank on the awning window in our kitchen totally broke. The window is 28 years old, but still has some kind of warranty, so the company is ordering the part & replacing it.

Bathroom remodeling is booked for this fall.

just had all new windows installed because of some leaks. $$$$
Still working on getting window coverings back up.....so much work for us.

Reenforced and recemented rusted out hand rail posts on our raised entry way sidewalk. $10 for cement, zero charge for scrape metal items from my never-throw out bin.

Replaced water heater went tankless and a few other plumbing issues overjoyed with outcome !!! Had a tankless before just love them !!!

Ugh, my house has been in a constant state of repair since I bought it! Ha. But the last thing I did was replace all the windows and siding. It was a huge project, but it was worth it. The new siding is Hardie plank and it was already painted, so I hope that will take care of the outside for a long while.

New furnace in May
New water heater tomorrow.
I'm currently gathering estimates to have the top courses on the chimney repaired before winter.
(new roof & gutters in 2023, so I'm hoping we're caught up for a little while)

Had flooding in our (finished) basement so we had that area waterproofed with drain tiles in the floor, vapor barrier, sump pump, etc. (We basically did all of this with a different part of our basement back in 2020.) We also did some yard regrading with some new drains outside as well. The home builder did a horrible job of grading the yard for drainage, which is what caused these problems. And former owners just kept putting 'band-aids' on the issues instead of actually fixing them. But hopefully we've gotten it all fixed now!

We also had a new roof installed due to hail damage.

the hvac and heat pump got jealous of the new generator so they decided to go (i think they got egged on by the garage door springs who just heard us talking about the new generator before it go delivered and decided to break as well). uuuuuuuuuuuugh it's been a year :crazy2:

In the past 3 years I have replaced the kitchen, had to as a cabinet fell out of the wall and tried to kill me. Then we remodeled the living room and dining room with new floors and ceilings, got rid of the popcorn ceilings. While it was open we had lights and a ceiling fan installed as there was none in the area. New bathroom replacing the tub with a walk in shower. This year it was the fencing in the back yard, and the deck is being replaced as well as decking the back yard. I am so over the weeds. Thankfully this was a lot but my grandson did the work for a fraction of what it would have cost me and he did a great job. We just ordered a new storm door, garden window, sliding patio doors and a small window in the living room. Only thing left is a complete remodel of the basement next spring and my grandson is doing that too. I feel like I have a whole new house.

The last repair I had done at home was replacing a few windows to improve energy efficiency. Speaking of home improvements, I recently checked out Birch Lane, which offers a lovely selection of furniture and decor for every style. Their customer service seems attentive, and I found some great reviews on PissedConsumer that highlight positive experiences. If you're considering any updates, it's worth a look!
