okay all, I just made my first official offer. I looked @ the ROFR forum and based my offer on the median for the resort I bid on. I matched my UY and resort but I was not particular on matching resort - just the UY-for my own sanity.

Good luck just don't get frustrated if you don't get the first couple contracts.

Also what did you mean at the end? Do you mean you did your offer based on the median of all contracts and didn't get specific to the UY regarding the pricing? If so thats how I did it personally. For a 50 point contract it might matter but for 100-150 points the UY isn't likely to be too huge of a difference maker.

We owned several timeshares with Marriott and Westin (now also Marriott) but finally took the DVC plunge this year and already own at two resorts, with a third just passing ROFR...

What resort did you end up bidding on?

It is a 150 pt contract. I looked at the price range that has been passing ROFR -according to the ROFR thread and I have only been a member since 2019 -so still pretty green. I don't want to have multiple UYs at this time. But, there have been a couple of December UY contracts that look better than mine.

my offer has not been presented to the owners yet, I just emailed the broker back with some additional information that was not able to be submitted when I made the offer.

I doubt that I will have beginner's luck, but you never know. fingers crossed. I will post back here with the specifics if the seller accepts :)

"Luck" may have to do with finding a seller that has a different reference point (even though it really shouldn't matter from a pure economics standpoint).

Using historical retail prices for a resort like AKV, a seller who paid DVC $104/point in 2007, and maybe got some extra incentives on top of that, is probably more likely to accept an offer of $110/point today than someone who paid DVC $160/point in 2016. The former may view it as "we got 15+ years of cheap vacations and made a profit at the end". Of course you don't typically know who the seller is, and cannot look up the seller's deed, until an offer is accepted and you sign the contract, but it's something to keep in mind that not all sellers have the same cost basis.

my reference was to the ROFR board here that has the prices that have passed in the last month. I hope to at least negotiate if the buyer doesn't accept my initial offer. I mean, if the buyer accepts good- if not, hopefully there will be another contract that catches my eye. I don't have to buy more points. I can use my AP discount in the meantime since my two direct contracts total only 125 points. 100+25

Congrats on your first resale offer! I have a 160 pt AKV offer in ROFR right now so fingers crossed it passes. I stalked the ROFR thread before I started making offers and it really helped me find a great deal. Did you end up going for an AKV or BWV contract? As for your question regarding making multiple offers in your original post, when I was searching for my resale contract, I made multiple offers at the same time, but I would always disclose that to the broker, stating that I would work with the seller who responded to me first. I never had any issues from any of the brokers when I told them this (even with my lowball offers), and most of the time they said they would reach out to their sellers asap. Broker got back to me. I offered $95/pt on a AKV 150 pts. i thought it was fair and the broker said the seller didn't counter because were too far apart. listed at $121pp.

I feel like $95pp is not low balling and i would have gone to $99pp but I will keep looking.

Agreed. 95/pt isn't a low ball. That'd be reasonable at that pt quantity.
 
I submitted my first offer today too. Broker was prompt getting back to me and very informative. Here we go!
How did it go?

I just made another offer (different site). This time I offered full price but seller pays closing and dues. I was going to offer $100pp and the cost would have been less with me paying dues and closing but tried the full price offer and hope that at least gets a counter.

that other site still has that contract and I emailed the broker and said i would offer$100pp but he didn't reply back.
 
I offered $90 a point on a 100 point June use year okw (points coming in June) that listed for $99 a point. They countered $95 within an hour, I countered with $92.5, and they accepted! Oops! I expected, from this board, to have a harder time even getting a response. If not, I might not have made a practice offer, and I wouldn't be so happy today!

In ROFR now. I feel like it was a good deal, and as long as it closes eventually, I will be headed to WDW next summer!

HI ALL! I just got a call that the seller accepted my $95pp on Bolder Ridge villas 100 point contract with 52 banked into 2023. I am okay with that deal especially after the disappointment of the same company said they didn't get my offer on 160 pts at AKV.

I LOVE BRV and I think I will be getting a good deal if it passes ROFR :)

edited to add that I scour these forums and @Sandisw your knowledge has helped me more than you know.

But i am looking for 100 at Boardwalk also. :)

I was tempted to offer on a VB contract but then I heard "buy where you want to stay". I just stayed at Boulder Ridge in a 2 bedroom last month and it was beautifully done. That whole resort is lovely. My home resort is AKV direct purchase in 2019 x 2.

I wanted bwv because of my spouse's disability. Easier to get to two parks with a mobility device from crescent lake. I am hoping to early retire next year so I am going to try to keep addonitis at bay. I think it will be difficult if ROFR stays asleep and these 2042 homes keep getting closer to the end. They will have to decrease in price to sell eventually...
 
I signed the paper work and sent deposit over on 6/4/23.

On Monday, broker said buy would send back their signed docs and then it would be sent to ROFR-and I would get an email.

I am not a patient person and I knew the waiting once it got sent to ROFR would be tough but the waiting for it to be sent is not great either lol.

Is there a time limit after I pay the deposit that they are supposed to go by?
