We have a brick house. With a little bit of stucco around the windows and wood trim.

We have some problems with the wood rotting. Even after painting. I was thinking about vinyl- just on the trim. (not the spray on) and wondering -do houses still have problems with rotten wood after vinyl?
Does vinyl need a lot of maintenance?

I would not have answered had either been in the title!:thumbsup2

We had our house sided in 2001, trim and all. I am very satisfied with the job that they did. It still looks very good and we have had no issues with it. I would suggest going with a little more costly product. The vinyl guy said that some are very thin and actually more difficult to work with. We got a heavier gauge (sorry, can't remember the thickness) and glad we did.

We have vinyl siding and all it needs is to be power washed twice a year (at least in Florida). My only concern about adding vinyl later on is if you put it over wood that has already started to rot you won't stop the rot underneath.
 
I would get the rotten wood replaced first -but was wondering if people usually had a problem with rot after vinyl
 
I can't help with the rot question, but I will say this - I had white vinyl siding put on in 1997. My next-door neighbors just had cream-colored vinyl siding put on their house. I'm jealous. The white gets dirty. It gets spots which apparently are spider droppings. It got stained when the exterminator sprayed for wasps. The dirt from the garden blows on it.

I'm happy that I got vinyl siding (no painting the house ever!) but I'm not sure white was the right decision.

I got the cream color. It also has not faded in 8 years. Here in NC, I have only had to spot clean the siding twice. The trim has remained clean.
 
Ours is tan (I think - color blind) and it doesn't get too bad. Normal dirt can just be hosed off, but we will get some mildew. It's doesn't get bad as long as you have the house power washed twice a year. Our guy uses a washer with lower pressure for vinyl since the full pressure isn't recommended. It costs us $60 for a 2-bedroom ranch each time.

I think if the vinyl siding is properly installed over good wood and building materials you shouldn't have to worry about rot. Of course, you can't see behind it. I think any type of siding would have some of the same issues.
