VGC resale...thoughts?

With the potential of Disneyland and Grand Cali Adventure expanding, I can see the new DVC Disneyland tower starting price at $300 easy.
I might need to start looking at VGC since they not up there yet. Thoughts?

We actually did that a couple months ago. The reasons we did it are threefold:
1) The direct buy in minimum is 125 points. We would probably only go to Disneyland every other year, so we don't need that many points. We'd also only be staying 4-5 nights at a time (more than that is too much for us). The extra points would really just be added cost.
2) We weren't sure when Disney would actually get around to building the Disneyland Tower. It will take a couple years to build it once they break ground and they haven't broken ground yet.
3) We weren't sure how high the per point cost would be at that point. I think Disney could really jack up the price if they wanted to and still sell that resort out.

We ended up buying a 100 point contract that fits our needs very well.

I highly doubt the start at $300pp, but then again, I never thought VGC would be priced where it is.

People really nee dto start thinking - is buying DVC really saving any money vs paying AAA discount or Costco discount for the regular hotels and not be locked into a timeshare with high buyin and high annual dies and high point use count. Since 1991, DVC has been a pretty good buy to save money on Disney trips, but I am not so sure these days and at $300pp the numbers simply do not work for me, especially when people pay Disney 14% finance rates.
 
It's hard to predict what the starting price will be, but given the choice between DL Tower and Grand Californian, I'd choose Grand Californian :) I love the Disneyland Hotel, but I love the location of the Grand Californian more :) So I'd probably go resale with the Grand Californian.

I am still shocked at the resale prices, they are about 3 times what we paid originally.

No doubt, but it’s still not entirely clear what it will exactly include. But I’ll definitely take it! I guess when I’m referring to location, I mean the entrance into a theme park. I’m really excited about Avenger’s Campus 😊
 
Just do some good projective math. I was about to buy VGC about a year ago. When I did my projection of owning for 10 years and also looking at a break even point from staying in the hotel vs. buying VGC, it was way too far out for me to reach a break even point. I decided I was better off paying the really high nightly rate at the hotel. That was in line with how I travel, though. Your projection and break even might be totally different than mine.

Just fyi, we had a VGC contract taken in ROFR 2 months ago. 160 points, $180/point. We purchased a contract in October 2020 for 160 points @ $202/point, and one 2 months ago for 75 points @ $215/point. Prices have jumped significantly since we purchased back in October, it's kind of shocking. I think resale brokers are having their sellers list pretty high, but that doesn't mean the contracts are selling for asking price.
Don't let the concept art/potential expansion influence you too much- it's all hypothetical at this point. Buy where you want to stay, and make offers on contracts that you are comfortable with. Good luck!!
 
Thanks for all the insights! I'll keep lurking the broker sites to see if anything matching my UY. I just saw one resale listed at $250 and that seems quite high. Not my UY, so I'll keep searching. Not in a rush.

Very Interesting. I have to call you out on that and call Bull. Let's say you purchased a 150 point contract at $250 per point. Your initial cost is $37,500 plus closing. Let's say you keep it for 10 years. $7 per point maintenance is $1050. So, all in after 10 years, you're looking at $48,000. You stay in a studio for 1 week each year at 148 points.

Now, you stay in GC hotel for 1 week each year for 10 years. Right now, I see rooms at $894. That's $7325 including tax. 10 years is $73,250.

NEXT. You sell your DVC contract and let's say you only get $33,000 for resale net. $48,000 - $33,000 leaves you $15,000 total cost to spend 10 years at the Grand Californian or just $1500 PER WEEK or just $215 per night. DVC is $58,250 LESS than booking a similar hotel room at the Grand Californian.

It might ‘seem quite high’ but it isn’t. That’s what VGC is going for right now. Unless you want a small contract — then you’re talking $270ish per point.
 
I bought into VGC at about $125 per point in 2014-2015 and was absolutely kicking myself for not getting in at the beginning, a few years earlier. I feel a bit better now, though.
 
I'm thinking more about VGC than the new DVC tower. Not only for time line, but also we are West Coasters and I discount the Blue Card benefits to basically 0. Maybe in 2 years when the DVC tower is closer to completion, we might be interested in buying direct. I would guess DVC tower would be close to $275 per point as it really might sell out before public sale.

So that being said, we have Aulani with an April UY. I would love to hear some suggestions as to whether to wait it out for a VGC contract with an April use year or just jump the next time we see an appropriate sized contract for us and screw the UY?

I don't see how UY matters for the VGC points. If anything, it would be easier because you book like they're two different people and they never mix.
