Anyone out there Real estate experts? We are really serious about a VA home repo purchase in a neighborhood here in FL.It is only 7yrs old and vacant for a year.Not your "normal" repo.Have already pre inspected it. Very familiar with "as is" purchases and your regular auctions but not VA repos. This a sealed bid so you only have one shot.It would be a cash buyand owner occupant as second home.Does cash buy get any preference.Not getting a good vibe from managing agent.I have docs that other VA repo are going for 20-30k over list in the area and that is what I was first told over the phone. After meeting her it was more like 40k.I questioned this and she said the higher the list price the more it will go over.
Now I get an e-mail that it will be listed hopefully Friday but now suggesting 60k+ over! Did I make a fatal mistake of liking the home too much (VA allows 6% comm.company said they would take 4) or do they know something I don't? Don't have that much time to come up with a bid. Just want honesty. Thanks
