trying to sell house = so frustrated

I've seen far too many stories in numerous publications (including a very blistering one aimed at sellers in this morning's Los Angeles Times who are still clueless about the current market in many areas of the country, and why their chances of getting for their house what their neighbor got for his or her house 6-18 months ago in many area of the country are non-existent, as well as why their thoroughly seasoned and experienced agent has handed off the listing to a brand new green-as-grass real estate agent in the same office until Mr. Delusional Seller gets a reality check.
 
Just wanted to tell everyone to keep their heads up........it only takes 1 showing, when THE RIGHT person comes along you'll be SOLD.

We had our house listed for 6 months (actually 2 weeks shy of), listed in Feb and sold in Aug. And of course the day I didn't feel like messing with it is the day it SOLD. Breakfast dishes in the sink, a few dirties in the hamper, and hair products out on the bathroom sink. Yep, and he still liked our house. I have to tell you, this was the most stressfull time of my life: husband working out of town, working FT, sports, vacations....all while trying to keep the house in perfect condition every hour of every day. Actually we were just discussing if we wanted to re-list the weekend before we got a contract. The first offer was quite a bit lower than we expected, 15,000 below list price....which was already priced to sell. We counter offered for 5,000 below list price hoping our final offer would be somewhere in the middle....yes, got a counter the next day for 10,000 below list. We felt comfortable with the offer....but, then we had 2 weeks to find a house and get out. That's right, the person that bought our house had already sold his house and needed us out in 2 weeks. I dare not negotiate this, as I was afraid we'd lose him. Needless to say, we were fortunate to find the perfect house for us, in the perfect neighborhood.....and we were able to make another family just as happy....several months on the market and FINALLY SOLD, and actually prevented them from going into foreclosure. It was a pain, as it was a Quick Sale and we had a lot of waiting with their bank due to the status of their loan. And not a lot of time to wait. But, it all worked out in the end.

BTW, the reason we originally listed was becuase we found what we thought was the house of our dreams....only to find out the owners were a pain in the back side. The had their house listed for 18 months and about 20,000 below original list price....and had the nerve to offer us 13,000 below list price for our house after only being listed for 5 weeks but they wanted LIST PRICE for their house and was not willing to negiotiate at all. Needless to say I know know why it was still on the market.....and unfortunately for them.....2 years after listing their home on the market, it's still listed....now even lower than we had offered them. I feel bad for them, as they too are a young family and have already built another house and living in it. But, I think they have put themselves in this position.

I tease, as this all couldn't of came together at the most in-opt time of the year.....son starting school 3 days after we received an offer on our home (knowing we were changing school districts) and Professionally as well. But, I figure it all came together for a reason. Be patient, and don't sweat the small stuff. Good luck!
