Treehouse Villas - am I understanding their drawbacks correctly?

The bunk mattresses are 66” (5 feet 6 inches) long, about 167cm. That’s about 9” shorter than a standard twin and 14” shorter than a twinXL (college bunk size). They are standard twin width.

Side sleepers take up much less vertical space than front and back sleepers do. Remember to leave ~3 inches for the top half of your pillow. So a 5’3” back sleeper is probably the max but a 6’ tall side sleeper who isn’t too wide would likely be, as noted above, fine.
True, my 6 foot son is slender, and probably slept on his side. Also, I was a Navy submariner for 20 years and have a different perspective on adequate interior space and furniture size than some people.
 
By the way Disney’s cash rates for the Treehouse Villa reflect it as an ultra-premium special product, with them charging in the ballpark of $10K most weeks, and up to $15K at peak season.

I quibble with the least desirable room at the least desirable resort. Most people pass on eating caviar, didn’t watch the show Twin Peaks, and don’t listen to (and probably haven’t heard of) Michael Hedges. But the narrow band of people who like those things LOVE those things. That’s okay! That’s who they’re for! That’s how I view the treehouses.
Totally off topic but I love the Michael Hedges reference! Never thought I'd see him referenced here.
 
Drawbacks I've read:

- transportation inefficiencies (far from rest of resort and its restaurants one bus stop): however we like renting a car whenever there, and tend to buy groceries to cook in the villas (rather than use refillable mugs for example)
- non-themed, boring pool : not a deal breaker for us
- less "disney magic" : we've been many times, so have experienced elsewhere
- more rustic decor: we kinda like the cottage-look
- one bedroom has bunk beds vs queen/double
- bit dated/in need of soft refurbishment

Any other major drawbacks we should consider?
Sorry, I have not read the replies as I did not want to be swayed in my responses. I stayed in a Treehouse last month with a total of 8 people for a non-park trip for 2 nights.

Transportation:
*From our unit, 7056, it was only about a 5-10 minute walk to the food court depending on which person I was with and how frequently we stopped to look at something or talk. We did not use the buses and had vehicles to use. We also had brought in some groceries for breakfast. The only transportation issue we had was that the boats could not run due to low water levels so we had to drive to Disney Springs instead of using the boat.

Non-themed, boring pool:
*We did not use, though we could see from our balcony and it was a lot busier than I expected. If my niece or nephew had wanted to swim, they would have been fine with the non-theme, but we probably would have walked or drove to one of the other pools if they wanted a slide or theme. The Grandstand and High Rock Spring Pool are within 10 minute walk.

Less "Disney Magic":
*"Disney Magic" is a term that I believe is subjective and what you make of it. I can have "Disney Magic" anywhere if I believe it.

Rustic/Dated (Combining these):
*It is truly rustic in that they are tree houses made of wood and surrounded by trees. This was what we liked about them as well. The interior is a bit dated in some ways, appliances (maybe), but the unit we were in was in good condition and we had no problems with the items.

Bunk vs. Queen:
*This is great when you have 2 people that do not want to share a bed. I could see if you had 3 couples. As long as you have an individual that can handle the climb to the top bunk, no problems. An adult that was 5'3" slept on the bottom and a kid that was 5'0" slept on the top.

Drawbacks/Thoughts:
*Getting luggage up and down the stairs was not fun, but that is just because I am not used to stairs as I live in a single story house.
*I would stay again for a non-park or light park trip, but would avoid if I did not want to drive to all the parks.
*Great for giving everyone space when they needed it to spread out between rooms and the deck.

Fair comment. Perhaps the more objective description is "seemingly most easiest type of villa to book" at one of the most "easy resort to book" within the 7 moth mark.

I would likely assign the bunk bed room to my 20 year old sons. They are 5'8 and 5'10. That being said, they didn't seem to complain about crashing on the floor of their friend's dorm room at university

If anything, there is always the pull out couch and chair in the living room if they find it is too tight in the bunks. Not great if they are late/light sleepers compared to everyone else.
 
The other thing i don’t like is the master has a queen sized bed, I believe. I don’t want to be in a one bedroom or higher without a king sized bed option. That’s one of our primary reasons for bumping up from studios when we do.

-Park right in front of your Treehouse
-Entrance is off a quieter DVC road that allows you to dodge Disney Springs traffic
-Super close, low traffic path to Epcot parking or TTC, which won’t cost you anything to park at since you’re staying on site
-Not bad to Hollywood either?
-Boat to DS so you don’t have to park there

I really do want to try them sometime.

Laughing because I have a friend who is a retired sub commander....personal space is a thing both unknown and highly respected at the same time.

I think with a car that or OKW are some of the best options. BWV parking is horrible - better with the gate, but you are still sometimes a long walk from your car to your room.
 
The bunk beds are not suitable for adults. They are the short ones.
Thanks for that. I was considering changing for a 4 night stay in January. Me, my adult daughter and partner and adult son. I was thinking it would be nice to have the extra bedroom, but my son is over 6' tall. So I'll just stick with my 2 bedroom at the niceley renovated SSR. I can always find my answer on the boards. ❤️
