I think you need to do a little math prior to a purchase. From information received from this site it appears that the lowest price for a resales prior to Disney exercising their ROFR is $67 per point. Factor in the number of points you will be receiving with the resale. The higher the number of points you get up front the better the deal. I note some contracts for sale come with little or no points, which lower the value. Disney has some promotions I think they are buying back points at selected resorts for $10, which helps with the down payment.
You should be able to save purchasing a resale in the area of 15% to 20%. If not, do not buy the resale. The $ 450 closing cost at times can be shared; however, the maintence fees the buyer usually pays since they will have use of the points. If the contract has little or no points is a point of negociate.
I have purchased both a resale and direct from Disney. However, in the latter circumstance I received a discount because my son was CM at the time. It worked out cost wise the same as purchasing a resale without the closing cost. Good luck I am sure you will find something!!!
