Still Confused - DVC or Resale

If I buy from DVC what additional costs besides point cost will I have (commission, closing, etc)??

Same question for resale.

I'm trying to determine if its better to go resale or SSR 50 year even tho' cost/pp is higher.

No additional closing costs for direct purchase from Disney. Resale costs are negotiable with the seller but include closing (avg $450 on 200 point contract), and possible dues reimbursement. Typically you pay the dues for the points you receive, prorated by time you have them. Some contracts come with dues paid for the use year. Disney will prorate your dues based on date of closing. * except for SSRS, dues will commence when resort opens
 
I think the most important question is which resort do you want as your home resort, where you'll have the 11 month window which is especially important at peak seasons and if you want a GV or not. That may make your decision for you regarding resale or through Disney. My recommendation is to spend the money to get the home resort you really want, not necessarily the best $$$ deal. It's such a long term investment, you want to get the most enjoyment you can out of it.
 
Along with CaptainMidnights home resort issue, another thing to consider is how much time you have before you need to make your reservation. Resales can take a while to find and a while to close. Going through DVC can be significantly quicker.

With Disney exercising their ROFR, real bargains on resales are tough to find. You may manage to save yourselve a couple bucks per point with a resale, but the hassle may not be worth it. Resales aren't a sure thing - sellers back out, Disney exercises ROFR - but if you are patient, they can be a fine choice.
 

Disney charge dues from when you sign the contract and pay your deposit, not the date of closing.

We have bought both (resale and direct form Disney) and which is better depends on your needs.
 
I think you need to do a little math prior to a purchase. From information received from this site it appears that the lowest price for a resales prior to Disney exercising their ROFR is $67 per point. Factor in the number of points you will be receiving with the resale. The higher the number of points you get up front the better the deal. I note some contracts for sale come with little or no points, which lower the value. Disney has some promotions I think they are buying back points at selected resorts for $10, which helps with the down payment.

You should be able to save purchasing a resale in the area of 15% to 20%. If not, do not buy the resale. The $ 450 closing cost at times can be shared; however, the maintence fees the buyer usually pays since they will have use of the points. If the contract has little or no points is a point of negociate.

I have purchased both a resale and direct from Disney. However, in the latter circumstance I received a discount because my son was CM at the time. It worked out cost wise the same as purchasing a resale without the closing cost. Good luck I am sure you will find something!!!
 
I forgot to mention The Timshare Store is a very good company to work with. They are very professional and will assist you anyway they can.
