Is January the most popular month for Resales?
Seems like ALOT OF LISTINGS AVAILABLE..Will increase DVC prices Jan.15th have an effect on resales?
Guess the economy is driving alot of folks to sell...
Can any of the resales include developer points?

Not to mention the costs of actually taking the vacation---park tickets, transpotation to Florida, food, etc. etc.Especially when you start adding dues into the equation.
Because there is often a large disconnect between the resale market and the retail market. Timeshare is a very inefficient market, in that most purchasers are not terribly well-informed, and do not do sufficient due dilligence before their recission period ends.Why would they then raise prices with this economic slump in Jan?

I remember during the last "friends and family" deal we talked to a family that actually bragged that they got special pricing that wasn't available to everyone. When we bought one of our contracts, our Guide tried to make us feel special during a friends and family promotion. I told him that I don't have any friends, so he said that he would find me a name that he could use to get us the discount. That tells me that everyone gets the discount.
Disney is real good at manipulating the DVC market.
I'm pretty shocked at how fast prices are falling, especially for AKV and SSR. However, I think that's a reflection of many more contracts up for sale due to the economy and that deflates the price.
I can't believe SSR is selling the same if not below the 2042 OKW contracts![]()
I took advantage of this gluttony of SSR contracts and picked up a loaded resale for what I feel is a song......now Disney just has to allow it. To be honest I'm thinking of picking up another contract or two and take advantage of the prices. I don't see Disney letting them go for less than they are now. It will be interesting to see what the "new deal" will be come Jan 15.
Members also have the misconception that the value of their membership should increase and that they can sell at anytime. Now the truth is here and it's a hard pill to swallow. Most sellers will take a loss and very few resales are being sold, thus the prices continue to drop. If it wasn't for DVD's ROFR, we might have a DVC depression.

I'm waiting for the "new deal" also 1/15. If I'm going to buy BLT, I'm going to wait until I get the best "goodie" package.
Though I've been looking at the VB resales, perhaps beats buying a Marriott EOY Plat(they have been letting pretty much everything go through Rofr too).
I was looking at Wyndham, but with the new rules andguest cert fees, I'm not so sure.

Wyndham is a pain in the buttocks compared to Disney. I own Wyndham pts and only beacuse I use them real close to home and got them for next to nothing. People are pretty much giving them away for closing costs and they don't have ROFR.
